PROPERTY INFORMATION OPERATION:

LOCATION:

The ranch has been leased to neighbors for the last thirty years. The stocking rate in the surrounding area is normally one cow/calf pair during the growing season on 10 to 12 acres. The last ranch lease limits the number of cattle run on the ranch as follows: One (1) cow to each sixteen acres; One (1) yearling to each five (5) acres; Spring calves being included in the phrase “one (1) cow”; Fall calves being counted as one (1) yearling. The NRCS, in Valentine, Nebraska, has a range inventory summary and suggestive stocking rate based on present range conditions for the ranch. This includes the stocking rates for each pasture with 50% or 60% use with suggested AUMS. Presently the ranch runs 500 cattle year round and within two years or less the capacity could reach approximately 1,000 cattle year round. The annual precipitation rate noted by the Middle Niobrara Resources District is 22 inches but the last two years were extremely wet and averaged 28 to 30 inches. Prospective buyers are urged to do their own due diligence on all aspects of this ranch.

The Fairfield Creek LLC Ranch is located six miles north (as the crow flies) of Wood Lake, Nebraska, in north east Cherry County. Cherry County has historically run more beef cows than any other county in the United States, approximately 170,000 cows. Valentine is the County Seat with over 2,800 residents. The turn off to the ranch headquarters is on Highway 20, approximately 21 miles east of Valentine and west of Wood Lake. Refer to the enclosed property map with exact directions.

AIRPORTS:

The Ainsworth Municipal Airport (phone 402-387-1491) is located about 20 miles east of the ranch on Highway 20 near Johnstown. The airport elevation is 2,587 ft. with two runways and twenty four hour fuel (with credit card). Runway 17/35 is 6,824 ft. x 110 ft. long with precision landing equipment (GPS, LNAV, UNAV and VOR). TAXES:

Taxes for 2008 were $25,852.98.

Miller Field (phone 402-376-1611) is in Valentine with two runways, 4,700 ft. and 3,700 ft., with fuel available twenty four hours (with credit card).

MINERAL RIGHTS:

All mineral rights owned by the seller, if any, will be conveyed at the closing to the purchaser.

ACREAGE:

Total deeded acres 8,254. Acreage Breakdown: Sub-irrigated meadows 800+/- Acres yields 600 tons of grass hay in wet years. Three New Center-Pivot Valley Sprinklers-presently in corn. 1. North ranch 650 gpm 100 acres 2. South East 800 gpm 100 acres 3. South West 650 gpm 100 acres Center-pivot total 300 acres Projected yields of the three sprinklers are 1,500 tons of alfalfa and pasture grass. The ranch is cross-fenced into 18 pastures with some meadows that are hayed for forage of approximately 600 tons annually. Water for livestock is provided by 18 windmills, two flowing (artesian) wells and two (artesian) lakes. Two new wells will provide water for the 25 new 11 foot stock tanks, with 64,000 feet of two inch poly pipe buried 5 1/2 feet deep below the frost line. The 40 acre amazing Lost Lake is fed by Lost Creek. Lost Creek runs several months in the spring, fills Lost Lake, and by October, Lost Lake dries up. One of the other artesian lakes, that is always full, is on the North part of the Ranch, in the highest hills and on the highest point on the ranch. Both Fairfield Creeks run through the entire ranch from west to east approximately 6 1/2 miles. They are both spring fed and provide water year round. In early September 2008 three new well permits from the Middle Niobrara Resources District were filed on and drilled. Installed were three 100 acre Valley CenterPivot systems, diesel all new Isuzu 6 BG1 Power units, Lima Mac Generators and 1,000 gallon fuel tanks.

Of interest, near the North Center-pivot Sprinkler, is a “Drumming Area” for Sharp-tail Grouse.
