Seller reserves the right to accept or reject the high bid. Upon approval, high bidder will receive notification by phone or email. There is a 10 percent buyer’s premium. There is a 10 percent deposit due today. Immediately following the bidding, the successful bidder will execute a contract for the purchase of the property and deposit 10 percent of the contract price with the escrow agent. o Personal checks are accepted. o Contract is not assignable, contingent upon financing or upon inspections. Within 30 days from closing, the balance of the purchase price is due. The purchaser must be preapproved for financing and is responsible for obtaining their own financing. A seller’s disclosure of condition of the property is provided on the day of the auction. Property is sold “as is” and “where is.” The contract to purchase property is subject to the seller providing insurable title. The purchase will pay closing costs with the exception of the seller providing title insurance and pro-rated taxes. All adjustment of taxes or other pro-ratable items on this property shall be pro-rated as of the date of closing. If you wish to be a back-up bidder, please contact Scott Nolan after the auction and you can be added to a list if the top bidder does not close. Nolan Auction Services will contact you and invite you to purchase the property. There is no obligation and no signature required. The auctioneer controls the bidding. Neither auctioneer nor seller shall be liable for any personal injury on the sale premises.
