THE SITE This is a straightforward residential development site of about 6.40 acres (2.59 hectares) gross as shown on the attached plan edged red, and is the former Blakeston School, now demolished. It lies in a good residential area on the edge of open countryside yet within easy reach of all facilities. Norton High Street with its shops, restaurants and cafes is a mile to the east and Stockton town centre is two miles south. Primary and secondary schools are close by and the site is well served by public transport in addition to offering easy access to the main road network including the A19 five minutes to the east. Tesco’s Durham Road Extra store is within walking distance and the development of the extended site (a further 1.75 acres – not included in this offering) to provide a Lidl food store will further enhance the retail choice for local residents.

TENURE AND TITLE The Site is to be sold freehold with vacant possession. Title is CE183735 (see Buyer’s Pack). Third Party mineral ownership has been dealt with by insurance (see Buyer’s Pack). The Sellers have a conditional contract in place with the current freehold owners Stockton Borough Council which enables them to acquire the freehold of The Site.

GROUND INVESTIGATION SURVEY Phase 1 and 2 Ground Investigation Surveys are in the Buyer’s Pack. It is not anticipated that site remediation will be needed but Offerors must satisfy themselves. As a guide, the Vendors advise Offerors to allow for 75% units as normal strip founds and 25% as rafts.

MODE OF SALE The freehold is offered for sale by Private Treaty and all offers must be submitted on the attached offer form to the sole selling agents, YoungsRPS, 50 Front Street, Sedgefield, County Durham, TS21 2AQ.

PLANNING A hybrid Outline Approval, subject to conditions, reference 16/2445/FUL was granted by Stockton on Tees Borough Council on 3 March 2017 (see Buyer’s Pack).

BASIS OF OFFER Offers must be submitted based on the consent granted on the form attached and should be net of all development costs that are reasonably identifiable. Any costs not identified and which are to be ascertained should be clearly specified, preferably with the sum attributed to each. Buyers must be prepared to commit to an unconditional contract on a fixed price basis.

It will be the responsibility of the successful Offeror to obtain approval of reserved matters. (NB: The retail consent is detailed).
