Planning The Property is located within the London Borough of Haringey and is within the Fortis Green Conservation Area. None of the buildings on site are Listed. Planning permission (HGY/2015/3813), and a subsequent variation of conditions (HGY/2017/0432), has been granted for: ‘Demolition of existing structures and redevelopment of the site to provide 9 residential units (Use Class C3) comprising 5 x residential flats and 4 mews houses, and 200 sq m of flexible retail / office unit (Use Class A1 / A3 / B1) including basement car parking and other associated works.’ The permission to vary Condition 2, (and a related deed of variation to the Section 106), provides an additional 1 x 1 bedroom residential unit associated with the minor reduction in the level of commercial floor space and associated internal and external alterations and other associated work. The schedules and scheme referred to in these particulars are for the amended permission. The planning permission is subject to a Section 106 Agreement, which requires index-linked financial contributions of £18,007.
