PLANNING AND ZONING COMMISSION MEETING March 7, 2016 MINUTES
CALL THE MEETING TO ORDER
The meeting was called to order at 6: 00 p. m. with Ann Miller, Chairman presiding.
Board
members present: Alana Seaman, Tom Mannering, Connor Brown, Steven Cannon, Brenda
Richardson, and Ann Miller. Board members absent: Elizabeth Beebe. City of Ingleside staff present: Building Official John Davis, and Administrative Assistant Cassandra Duvall. I I.

Consideration and action of the Minutes of the Planning and Zoning Meeting of February 1, 2016.
The minutes were approved as printed by all members present. IV.
OTHER BUSINESS
A) Public Hearing concerning an application filed by George & Katherine Wolf, to rezone Lot 3,
Block 2, Frank Phelps Garden Subdivision. Mr. & Mrs. Wolf are requesting to be allowed to change the zoning from its present classification of R- 1 ( Single Family Residential) to C- 2 General Commercial).
Chairman Ann Miller opened the Public Hearing at 6: 02 p. m. Speaking For: Jennifer Wolf, 1950 Main Street, represented George Wolf and spoke in favor of the rezone. Ms. Wolf stated she plans to run a business from the home, 80% of the business will be online sales and 20% will be purchases from gun shows. She does not anticipate any traffic at the home only shipping things in and out.
Speaking Against: There was no one speaking against. There were no letters and no calls received for the request.
Chairman Ann Miller closed the Public Hearing at 6: 04 p. m. B) Consideration and possible action on ( A) above.
Board member Brenda Richardson moved to recommend the approval of the request for a
rezone to City Council, which was seconded by Board member Connor Brown. After a short discussion, the motion was approved unanimously.
C) Public Hearing concerning an application filed by Juvenal Flores, to rezone Lots 34- 42, Block 24, R. J. Williams Subdivision. Mr. Flores is requesting to be allowed to change the
zoning from its present classification of R- 1 ( Single Family Residential) to R- 2 ( Two Family Residential).

Speaking For: David Lopez represented Juvenal Flores and spoke in favor of the rezone. Mr.
Lopez stated Mr. Flores plans to build 3 duplexes on the 9 lots to be rezoned meeting all the setbacks required by the city.
Speaking Against: There was no one speaking against. There were no letters and no calls received for the request.
Chairman Ann Miller closed the Public Hearing at 6: 15 p. m. D) Consideration and possible action on ( C) above.
Board member Tom Mannering moved to recommend the approval of the request for a rezone
to City Council, which was seconded by Board member Steven Cannon. After a lengthy discussion, the motion was approved four (4) to two ( 2). V.
COMMENTS FROM THE PUBLIC There were no comments from the public.

REPORTS FROM PLANNING AND ZONING MEMBERS
There were no reports from the Planning and Zoning members. VII.
REPORTS FROM STAFF
There were no reports from staff.

DISCUSSION ON AGENDA FOR NEXT MEETING
Administrative Assistant Cassandra Duvall informed the Planning and Zoning Commission there was a meeting scheduled for March 21, 2016 for a rezone of a nonconforming use. VIII.
