The following key illustrates each instruction that is noted on your report
‘As Account’
Anything that is noted as ‘Account to’ will be charged to the tenant. i.e clean, fix, remove, return, made good
‘Note to Landlord’
Notifying owners of any issues that may need action / attention. No charge to be made to the tenant
‘See Agent’
Checking with agents for any further information on issues which may have occurred during a lease, that we as inventors may not have been made aware of. ie the removal or addition of certain item
‘Depreciation’
A monetary cost is given towards damage for an item classed as beyond reasonable wear and tear. Depreciation takes into consideration the age and the general condition of the item. Along with the length of the lease N.B Full cost will not be given for replacing items
‘Wear and Tear’
Wear and tear refers to damage that naturally and inevitably occurs as a result of normal wear or ageing. A number of factors must be taken into consideration – the quality and condition of the item at the start of the tenancy, the useful lifespan of the item compared with the condition of item at check out
‘No cost’
There will be no cost to the tenants, this instruction indicates a Change but does not incur a charge
