Being an Owner Builder
Sheds n Homes provide a range of stylish, spacious and quality steel home kits at competitive prices. We supply the steel shell and structure of your new home, enabling you to source the rest without having to pay a builder’s margin. Many of our competitors offer the full package including windows, doors, gyprock and plumbing – however, this comes at a price inflated by the additional margins.
If you're ready to take on the challenge of building a home, or at the very least manage the contractors completing the project, you have the potential to save thousands of dollars by purchasing a Sheds n Homes steel kit home. The kit home gives you flexibility (and cash) to finish the home to your budget, taste and time frame. Our steel kit homes are supplied to you (just as the name suggests) in kit form – and are perfect for the owner builder or project manager.
Benefits of a Steel Kit Home Steel is extremely durable and more likely to withstand fierce weather and climate. Don’t be fooled though, while cold-form steel is very strong, it is also a lightweight material - making it easy for transportation and labour, resulting in reduced freight and labour charges.

What is a Builder’s Margin? The professional builder provides a built service; they are most likely NOT a manufacturer or distributor of building products. When a professional builder sources and supplies the building products on your behalf, then a builder’s margin is added for the procurement. Eliminating these margins is one way that you can save money.

Liveable Sheds
FLOOR PLANS Can you Live in your Shed?
Imagine the serenity. You’ve just bought your dream country block of land, and wanting to save a bob by living in a shed to start with. The question is, can you legally live in your shed? Simply put, yes you can, but there are many rules you must adhere to! And it would only be to your own detriment if you don’t, as you might end up with a large fine from your local council if you don’t adhere to the rules and regulations in regards to shed homes.
Check with your Local Council Our very best advice to you would be to contact your local council or private certifier, and have a chat with them in regards to converting your shed into a liveable dwelling. It probably also wouldn’t hurt to do a little research online – most councils have many of their regulations listed on their websites.
Development Application Often you need to have a Development Application approved for a future home if you’re considering a shed as a temporary dwelling.
Class 10a Buildings vs. Class 1a Buildings A shed or a garage is considered a Class 10a building, which means it is not intended for use as a liveable dwelling. Your liveable shed will need to be a class 1a building. Sheds n Homes however, offer a range of shed kits that have been engineered as a Class 1a – liveable building. There are also other factors that need to be considered when make a shed home a habitable dwelling, and they are:
Dwelling Entitlement
• Termite protection / prevention
Does your land have dwelling entitlement? If not, will you be able to secure this from council before you construct your shed?
• An approved septic / waste disposal system
• Proper insulation / ventilation • An approved electrical plan
