Location The Exchange Building is well positioned on the corner of Broad Street and Trounce Alley a tourist attraction with its hanging baskets shops and restaurants. Trounce Alley is privately owned by the four property owners that border the Alley and was opened in 1858 to allow access to Government Street. Improvements Built around 1890 for Alfred Alexander Green, a partner in the largest private banking house in the Province, the Exchange Building has a distinctive Italianate cornice with a tower at the southeast corner of the building which lends interest to the structure. The building totalling 10,364 SF, is two stories with main floor retail and second floor offices, and constructed of heavy brick with mostly wood frame floor over a crawl space and heavy timber second floor and roof. There is a four foot attic, which runs the front two thirds of the building. The building was seismically upgraded in the late summer of 2010 at which time a new roof was installed including insulating the roof to R4O and completely reworking the roof drainage. The exterior of the building was painted at this time. The main retail floor enjoys large display windows and the upper floors have large double hung wood framed opening windows. The building is heated by thermostatically controlled electric baseboard heaters, with the exception of the corner office which is serviced with a roof mounted HVAC unit. Recent upgrades were carried out late 2013/14 to the two retail units in Trounce Alley and a major upgrade and renovation was completed on the corner unit to house the new Bodega Wine Bar.
