The Trotter Lands consist of 447.0 +/- total acres in two non-contiguous tracts located in Pine Bluff, Jefferson County, Arkansas, with the West Tract being 281.00 +/- acres and the East Tract being 166.00 +/- acres. Both tracts provide the unique opportunity to have a recreational and agricultural investment with close proximity to Pine Bluff, Arkansas. The West tract has great access, with approximately 1,500 linear feet of frontage along E. 38th Street and 1,350 linear feet of frontage along S. Ohio Street. The Farm Service Agency reports a total 137.99 cropland acres for the West Tract that are a light sandy soil good for growing soybeans, milo, or wheat. The cropland has the cropping history that is required to be eligible for enrollment into the Conservation Reserve Program. This tract also provides a timberland investment opportunity with the acreage that is enrolled in the Conservation Reserve Program, as well as the other timberland acreage. Deer hunting opportunities exist along Bayou Bartholomew which bisects the central portion of the tract, as well as in the timberland portion of the tract. The East tract has great access as well, with approximately 2,500 linear feet of frontage on Arkansas State Highway 65 Business, and 1,400 linear feet of frontage on Arkansas State Highway 63. The cropland acreage on this tract is a sandy soil that is well suited for a soybean and wheat rotation, and has also been planted in milo in the past. There is a viable thought that with the property’s geographic location in relation to the city of Pine Bluff, available municipal utilities, and neighboring commercial development that with demographic and economic changes in the future for Pine Bluff a future higher density of development could be conceivable and warranted.
