Properties near the park’s borders, and particularly in Lenox Hill and Central Park South, are home to some of the world’s wealthiest people. For homes with views of Central Park in the $3 million price point, monthly maintenance is around $3,000. Many of these buildings are pre-war co-ops, which have basic amenities, such as a doorman and concierge. Some buildings have additional amenity rooms, storage, and fitness centers.

A one-bedroom apartment and a neighboring studio were combined to create this unique home at 230 Central Park West, 16B. The defining feature is the two large retractable walls, which lie between the two split bedrooms and the central living room. The walls can retract to eliminate the bedrooms and increase the size of the living and dining rooms. Listing agent Julie Perlin at Stribling

said the apartment is incredibly rare for its type of building, because every window offers panoramic views over Central Park. During renovations the apartment’s ceilings were lifted to 11.6 feet. A full sized washer and dryer, as well as automated blinds are included in the sale. The building, The Bolivar, has a 24-hour doorman, concierge, roof deck, bike room, party room, and private storage.

Boasting a coveted L-shaped terrace, 870 Fifth Ave., 16D, in Lenox Hill is a one-bedroom, two-bathroom home overlooking Central Park. The newly renovated 1,200-squarefoot apartment has been on the market less than two weeks and is asking $2,995,000. Monthly maintenance is $3,507. The home’s owners are buying a townhouse. According to listing agent Dianne Van Laer at Douglas Elliman, it’s a challenge to find an apartment with unobstructed views of Central Park. Often the view includes the tops of museums or other buildings and their unsightly vents. “When you buy a view like this it’s a four-season, magnificent view,” she said. The kitchen has a Subzero refrigerator, two Fisher & Paykel dishwashers, a six-burner Wolf stove, custom cabinetry and stone countertops. Detailed sable-colored hardwood floors run through the apartment.

and a 14 feet by 11 feet office space or staff room on the second level. Listing agent Janet Wang of Corcoran said the apartment has Central Park views from both the living room and bedroom, with countless upgrades throughout the property.
