WHITE OAK CREEK RANCH

White Oak Creek Ranch is a remarkable, large ranch with excellent recreational opportunities that can not be found anywhere else. Key assets include a 105-acre trophy bass lake, 500+/- acres of flooded timber and managed waterfowl hunting areas, 5 lodges and ranch homes, over 5 miles of White Oak Creek, and several thousand acres in the creek bottom area near Mt. Vernon! Water: The three named waters of Bear Creek, Cobb Jones Creek, and Campbell Creek all funnel into this ranch and ultimately supplement the massive White Oak Creek system, and the ranch has over 5 miles of this creek. A steel suspension bridge provides access across White Oak Creek for the entire ranch. Lake Romal is the largest lake with over 105 surface acres and boasts trophy bass fishing, with intensive management and stocking. It was constructed in 1974, and the concrete spillway was renovated in recent years. It is a permitted lake. There is also a 17-acre bass lake, and over 6 other lakes and ponds scattered throughout the ranch. Rainfall averages almost forty-five inches a year, and the growing season averages 234 days annually. Wetlands: This ranch has approximately 2,467 acres of wetlands, and about 500 acres of these are managed marsh areas that are devoted to waterfowl hunting through a Ducks Unlimited sponsored

program for premier wet soils management, as part of the East Texas Wetlands Project. Approximately 172 acres of moist soil areas are in the waterfowl improvements, and there are approximately 300 acres of native vegetation plots that are maintained by shredding. The ranch also has a permit from the US Corps of Engineers for the impoundment and discharge of water as part of the White Oak Creek Waterfowl Conservation Project. The land is properly managed for forested wetlands, moist soil areas, natural wetlands, and waterfowl food plots to provide and enhance habitat and forage for waterfowl and migratory and other wildlife. The ranch is not under a perpetual conservation easement, but Ducks Unlimited and Texas Parks and Wildlife may inspect the lands from time to time, and the landowner needs to release certain water back into White Oak Creek system after duck season every year. Location: The ranch is accessed by FM 1896, just North of Mt. Vernon. It is approximately 1 1/2 hours, and 115 miles, East of the Dallas area, and the ranch is roughly 80 miles from either Tyler or Texarkana. supplement the whitetail herd, wintering waterfowl, and other wildlife. White Oak Creek Ranch is under a TPWD LAMPS management plan. Most of the soils are comprised of Nahatche silty clay loam around the creek bottoms, with some sandy loam on the top pastures. The ranch lies in the post oak belt and is heavily wooded; with predominate species of post oak and blackjack oak. The terrain varies from nearly level to rolling, and the soils are predominantly loam with clay subsoils. The county is drained by the Sulphur River, which forms its northern boundary, and Big Cypress Creek, which runs through the southern portion. The pastures around the headquarters are currently leased for cattle and hay production, and the ranch can carry about 75-80 pairs. The duck hunting is absolutely premier! Several outdoor hunting programs have filmed first rate waterfowl hunting experiences at White Oak Creek Ranch, including the Dallas Safari Club and Mojo Outdoors. Improvements: Improvements include 5 homes and lodges, and one large barn. All homes are in excellent condition and nicely landscaped.

Wintering waterfowl include massive numbers of mallards, wood ducks, teal, widgeons, pintails, mergansers, Canada geese, and snow geese. Utilities: Cypress Springs Special Utility District supplies community water to the ranch. The electric provider is Bowie Cass Electric Cooperative. Minerals: Seller owns only a very small amount minerals on part of the ranch, but the mineral title has not been worked. There is no production on the ranch. The Mexia/Talco area of exploration is far North from the property. Taxes: Annual property taxes are approximately $20,000.
