Utilities & Conditions, Detail:

Electricity: Xcel Energy has three phase power available on Weld County Road 44 and also along I-25. Poudre Valley REA service territory is on the west side of I-25 and could provide dual/survivability power to commercial uses within Wilson Ranch. Water: Provided by the Town of Berthoud. A 16" water line runs through the site along with a regional 42" water line adjacent to the site. Gas: Provided by Black Hills Energy. Fiber/Telecomm: Centurylink and Comcast provide consumer data and telephone to the site; AT&T has a fiber backbone running through the site and Level 3 has a fiber backbone about 1 mile south of the site. Sanitary Sewer: A regional wastewater treatment facility is adjacent to the site and designed to meet the needs of Wilson Ranch and the surrounding developments. In addition, a 15" sewer main runs through the site. Environmental: Completed with minimal findings. Buyer to verify. Rail: Burlington Northern – Santa Fe rail has a main line 5 miles west of the site and Great Western provides service from a rail spur 1 mile north of the site. Surrounding Land Uses: The area is in transition from farming to residential, commercial and industrial uses. A Love's Travel Center and accompanying hotel and restaurants are under development across I-25 at the south west quadrant of the interchange with CO 56. Aims Community College owns land on the northeast corner of this interchange, which is a possible future location for a Berthoud campus to address the training needs of the growing northern Colorado business community.

Master Planned Community:

Wilson Ranch will feature 4,000 homes, 5.3M SF of commercial space, over 500 acres of open space making the community not only a magnet for trade and employment in the region, but a self sufficient neighborhood with all a resident’s needs within a short walk or car ride.

Improved Access:

In 2016 a third lane on I-25 southbound, beginning at the Berthoud interchange, will be started and completed. This project is part of CDOT's plan to widen I-25 to three lanes north and south bound from Longmont to Fort Collins, which includes developing a new Berthoud interchange.

Fast Growing Community:

Northern Colorado is projected to grow to over one million people by 2040. This coupled with the additional commercial and industrial development, with easy access to Denver and parts beyond, makes northern Colorado a desirable location for residential and business development.
