The Consultant Team introduced 4 options for a Modernization + Addition design. The Consultant Team explained that the goal was for all 4 schemes to have a similar amount of demolition and alterations to the existing building in order to keep all 4 schemes comparable. Given the size and shape of the building on the existing site, concession must be made to the Educational Specifications to renovate and/or construct on the existing site. Most spaces are included in all 4 options, but many of the rooms are undersized and do not meet the adjacency criteria and other criteria outlined in the Educational Specifications. In addition, the existing building is a hindrance to achieve many of the Guiding Principles and main themes outlined in the Educational Specifications. For instance, the circulation in the existing building is narrow, does now have adequate space for storing equipment, and is hard to navigate. Therefore, allowing students to be independent as possible and having learning opportunities take place in the hallways are compromised in a Modernization + Addition option One of the major cons of all 4 options are the sizes of the existing classrooms. Tearing down all of the classrooms or adding on to them would be altering so much of the building, that the cost and phasing requirements would not be feasible. As a result, all of the options leave at least 2/3 of classrooms in their existing locations and at their current size. The classrooms will not meet the requirements of the Educational Specifications. They are very undersized and will become even smaller once the toilet rooms are brought up to code. Storage will still be an issue in the classrooms, and the existing linear layout of all the classrooms does not allow for the collaborative Shared Learning Area to be used as intended in the Educational Specifications. Schemes 1A and 1B looked at demolishing one of the existing classroom wings which allowed for a new 2 story addition along with other additions. Schemes 2A and 2B did not demolish any of the building and only built new additions. There are other major pros and cons to all 4 schemes. See the attached presentation for the proposed designs and a list of pros and cons for each option.

The Consultant Team explained each scheme to the group and asked that the group start to prioritize program that should not be compromised and what program could be reduced or eliminated if need be. The Consultants also asked each member of the team to share their thoughts and the option that they were leaning towards. The following comments are the preferred option and suggestions made by each Feasibility Study team member: 1A. The older students get their own space and their classrooms are the appropriate size. 2B or 1B. The kids must be a priority. The classrooms are clustered together. The gym should be more important than the future addition, Co-Located Services, and Parks & Recreation. 1A. The older students have their own space that meets the needs of the Educational Specifications 1B or 1A. The Gym should have an increased importance. Demolishing an existing classroom wing allows for better spaces.

2B. The Shared Learning Areas at the ends of the wings should be expanded and allow for more corridor space. The Student Services should move to the existing Gym and relocate the Gym. 1B. There should be a new Gym in lieu of the Student Services. The future capacity should not be a high priority. 1A or 1B. The future development and new traffic patterns are a concern. Transitioning the students and learning should be a priority. 2B. Classrooms should be clustered together. The OT/PT and Sensory room should be more centrally located. The Co-Located Services should be far from the learning areas. 1B. If Co-Located Services are provided at Rock Creek then parking will become a huge issue that should be considered when prioritizing programs. The Gym should be a higher priority than the CoLocated Services. 1A. The Student Services programs should be relocated to the existing Gym and a new Gym should be provided. One compromise for the location of the High School students is to put the new High School wing where the new Aquatic Therapy is currently shown on 1A and then located the new Aquatic Therapy where the classrooms once were. The Gym should be higher priority. The Student Services programs should be relocated to the existing Gym and a new Gym should be provided. A possible new Gym location could be where the Non-Rock Creek programs are currently located, permitting there is enough space for the base bid Gym. 1B or 2B. The Student Services programs should be relocated to the existing Gym and a new Gym should be provided. The classrooms should be clustered together, or at least move the High School wing where the new Aquatic Therapy is proposed. The High School students should have their own space that is separate from the other students. Parking is a huge issue for all of these options, especially with Co-Located Services moving to Rock Creek. None of the schemes are able to properly address the current storage issue at Rock Creek. The scheme that meets the needs of the Educational Specifications and the students the most should be selected. NEXT MEETING: 1. 2.

Key Features: • The existing Southern Classroom wing is demolished and a new “Cluster C” wing is built in it’s place. • A second story addition can be built on top of the new classroom cluster. Pros: • One of the base bid classroom clusters is full size and in an optimal layout for allowing classrooms to use the shared learning space. • Aquatic therapy is full size and equal distance from all 3 classroom clusters. • Classroom clusters are all separated. You do not need to travel through a cluster to reach another cluster. • A new construction classroom wing allows for a second floor expansion. An add alternate classroom cluster can stack on the second floor (or Co-located Services). • Additions are not long and narrow. It minimizes complications to the circulation. Cons: • There is no logical space to include Co-located Services and the Alternative Specialized Program. Both of these programs need a separate entrance and a large amount of space together. This could only be achieved if you were to build it on top of the new classroom bar. • Two of the three classroom clusters are very undersized. The linear layout of the classrooms do not allow for the optimal use of the shared learning area. • PE programs are undersized. It is difficult to expand the gym due to its internal location. There is no logical space to include the Parks and Rec Alternate. • There is no space to include a Public Commons. • Corridors are narrow and storage space, especially near the classroom clusters, is still limited. • There is limited opportunities for navigating the building without adult supervision.
