The site is located on the corner of Docks Way and West Way in Newport. Junction 28 of the M4 Motorway is approximately 2 miles to the west and accessed via the Southern Distributor Road (SDR).
The site is not allocated a specific use due to its past use as a gas holder.
Newport City centre is approximately 1.5 miles to the east and is accessed via the B4327. The surrounding area offers a mix of employment and retail uses including Junction 28 East Retail Park and Maesglas Retail Park which comprise the following occupiers such as Argos, The Range, Next, Lidl and KFC.
