The site comprises a paddock extending to 0.54 hectares (1.33 acres) or thereabouts, part of Branston village centre. The land has historically been used for agriculture and is securely fenced and gated. It is proposed that vehicular access for a new development will be via Thorntree Lane, there is also a pedestrian access to the side of 9 Court Farm Lane.

PLANNING

We have held discussions with East Staffordshire Borough Council Planning Department who have identified that planning permission may be granted for housing subject to a detailed layout and density being agreed. For identification purposes the premises are shown edged red on the attached extract from the Ordnance Survey. A site survey has been undertaken and can be made available upon request as can a noise survey which concludes noise is not a serious issue but needs to be taken into account when the proposed housing scheme is designed. Highways: From our discussions with the Highway Authority we are informed that there are no objections to a housing scheme upon the paddock being served from Thorntree Lane. Flood Risk Assessment: The site is within Flood Zone 3 therefore a flood risk assessment must be completed prior to any planning application being submitted to the local authority. This should be a formality as much of Burton fallls within Flood Zone 3 and requires such investigations. Tree Survey: Two mature trees exist on the site and several others adjoin the boundary. The local authority requires a tree survey to assess their health and to ensure the development does not adversely affect the roots.

SERVICES

We are informed that foul drainage, gas, electricity and BT connections are available in Thorntree Lane. Surface water drainage will be to the culvert on the south western side of the paddock.
