Location The site is located in the Little Hulton area of Salford, approximately 1.5 miles to the north west of Walkden Town Centre and 10 miles to the west of Manchester City Centre.

Planning The site is unallocated within the Salford UDP Proposals Map, although it is adjacent to a Wildlife Corridor Key Area of Search, and an existing recreation route to the eastern boundary.

The surrounding area is predominantly residential in nature, typically consisting of terraced and semi detached family homes.

Planning permission was secured in April 2008 for an outline application, with all matters reserved, for the demolition of the existing primary school, and construction of 41 houses and 12 apartments (ref: 07/ 55662/ DEEM3).

Additional amenities within the area include Dukesgate Primary School and Brackley Golf Course. The A6 is located approximately 500 yards to the south of the site, providing access to the M61 and wider motorway network.

A subsequent application was submitted in March 2011, under reference: 11/ 60295/ FUL, extending the time limit to implement planning permission 07/ 55662/ DEEM3. This was approved in June 2011.

Bus services are also available on the A6, with Walkden Train Station providing rail access to the wider Greater Manchester area.

We have been provided with a letter of comfort from the Local Planning Authority, which indicates the acceptability in principle of residential development. Copies can be provided on request.

Description The site is broadly triangular in shape. The northern parcel comprised the former primary school, which benefitted from a residential planning consent. The southern parcel comprised the former St. Joseph’s RC Church and Presbytery.

Tenure The site is offered for sale by way of a 250 year lease from the date of completion, on behalf of Salford Roman Catholic Diocese and Salford City Council.

All buildings within the wider site have been demolished, leaving the site vacant. Evidence of the former school use is present along the western boundary (Old Lane) due to the presence of school gates. The site is generally level, grassed over with areas of hardstanding and the former playground still evident. There are mature trees within the site and along the boundaries. The location of the former Primary School, Church and Presbytery are held freehold by Salford Roman Catholic Diocese under title number MAN73159.
