Location The Site is located in the Little Hulton area of Salford, approximately 1 mile to the west of Walkden town centre and 10 miles to the west of Manchester City Centre.
Planning The site is unallocated within the Salford UDP Proposals Map, although adjoining the site to the north west is land allocated for new and improved recreation land and facilities.
The surrounding area is predominantly residential in nature, typically consisting of terraced and semidetached family homes.
Outline planning permission was applied for, under reference: 07/ 55663/ DEEM3, in November 2007, for the demolition of the existing primary school and construction of 51 houses. Planning permission was granted in April 2008. This permission was due to expire in April 2011 and an application to extend the time limit for implementation was submitted to the Council in March 2011. This application (ref: 11/ 60148/ FUL) was approved in June 2011.
Additional amenities within the area include St Anns Hospice along with St Andrews and Hilton Lane Primary Schools. The A6 is located approximately 500 yards to the north of the site, providing access to the M61 and wider motorway network. Bus services are also available on the A6, with Walkden Train Station providing rail access to the wider Greater Manchester area
We have been provided with a letter of comfort from the Local Planning Authority, which indicates the acceptability in principle of residential development. Copies can be provided on request.
Description The site is irregular in shape and is accessed along the western boundary, off Wicheaves Crescent.
Tenure The site is offered for sale by way of a 250 year lease from the date of completion, on behalf of Salford Roman Catholic Diocese and Salford City Council.
The site is broadly level, however there are areas within the site which are raised.
The site is held Freehold by our clients under title numbers MAN73159,MAN65259 and MAN68351.
The former primary school has been demolished; the only evidence of the former use is the presence of areas of hardstanding and the former playgrounds. The site of the school is predominantly grassed over, with the former playing fields extending to the centre and eastern boundary of the site.
