CASE STUDY

Hy-Vee supermarkets From Verisae, Inc. | November 2009

Hy-Vee—Refrigerant & fugitive emissions tracking

Executive Summary: Verisae implemented the refrigerant tracking solution to allow HyVee to save operational expenses related to refrigerant gas usage and to remain in compliance with EPA regulations. HyVee knows, to the pound level, where all refrigerants reside and how to accurately report to the EPA refrigerant usage.

ERM Delivers:   Refrigerant Leak Tracking   Refrigerant Gas Inventory Management   EPA Leak Rate Calculations  U.S. Clean Air Act Compliance

(financial risk avoidance of $37,500 per system per day in fines)

ERM Benefits: Hy-Vee has been able to monitor their EPA section 608 record keeping requirements and lower refrigerant usage by 1–5% each year since implementation. They were able to accomplish reduction by monitoring and following up on individual usage events.

After implementing Verisae’s refrigerant tracking product, HyVee experienced a 5% first year reduction in refrigerant usage for an $180,000 per annual savings. With a minimum of 1% refrigerant usage reduction each year thereafter, HyVee continues to save at least $36,000 each year. Moreover, they were able to maintain their refrigerant spend while growing the overall size of their operation. They anticipate greater reductions in 2009 of more than 5%. They have significantly reduced their management costs associated with tracking by pushing the data entry to the technicians.

Hy-Vee Grocery Stores Implementation of Refrigerant Gas Tracking & Management Solution Company Profile Hy-Vee is an employee owned retailer operating retail grocery stores across Iowa, Missouri, Nebraska, Kansas, South Dakota and Minnesota. With sales of more than $6.2 billion and more than 225 retail stores across seven Midwestern states, Hy-Vee ranks among the top 30 supermarket chains in the nation. Their mission is to be a provider of the most economical supplier of goods and services to their stores.

Business Challenges Hy-Vee operates over 3,000 refrigeration and air-conditioning systems that are serviced by 29 outside maintenance companies and one internal maintenance group. It was difficult to know with confidence if EPA requirement were being met.

Solution Approach In 2005 Verisae provided a hosted enterprise application for refrigerant management across all sites within their organization. Technical Situation Hy-Vee needed an enterprise solution to manage their technicians and systems in order to stay within EPA section 608 refrigerant tracking compliance. Hy-Vee’s ongoing efforts to reduce their overall environmental footprint cover a broad range of topics including energy conservation, recycling, improved designs and improved packaging. Refrigerants on average account for 15–20% of grocers carbon footprints. Products & Services • Enterprise Refrigerant Management • ASP model, 100% hosted solution comprised of: •  Equipment/Asset Database •  Tracking of misuse/abuse •  Enterprise Refrigerant Management •  Contractor report cards •  Monthly management reports •  Weekly exceptions reporting

Benefits & Results Hy-Vee has been able to monitor their EPA section 608 record keeping requirements and lower refrigerant usage by at least 1% each year since implementation. They were able to accomplish reduction by monitoring and following up on individual usage events. Moreover, they were able to maintain their refrigerant spend while growing the overall size of their operation. They anticipate greater reductions in 2009 of more than 2%. They have significantly reduced their management costs associated with tracking by pushing the data entry to the technicians.

EPA Rules Explained In the early 1990’s the EPA implemented rules requiring owners and operators of equipment containing 50 pounds or more of ozone depleting refrigerant keep stay under an annual leak rate of 35% for commercial refrigeration and 15% for comfort cooling (air conditioning). Furthermore refrigerant can only be handled by EPA certified technicians. To ensure the trigger rates aren’t exceeded companies must make a calculation of leakage EVERY time refrigerant is added. In order to make this calculation the person must know how much refrigerant is in the system and track the days between additions. Failure to comply with the law can result in fines as large a $32,500 per day, per system.
