noll House was built circa 1900 as a summer retreat by a member of the Bankes family of Kingston Lacy. In the 1920s it was leased to the Duke of Hamilton and then sold to hoteliers in 1936. The original building was extended to the north and south with a view to offering holidays for families of all ages. Many of the new rooms had connecting bedrooms; a separate children’s dining room with its own kitchen catered for young children and their nannies. The hotel was an immediate success, being the first to offer such facilities. After the outbreak of WW2 rationing made it impossible to continue and the hotel was requisitioned for troops erecting beach defences. During 1943-44 the beach and hinterland saw large scale operations in preparation for D-Day.

The hotel reopened in 1946 and in 1959 was sold to the current owners who have continued to run it as a family hotel. Guest and staff facilities have been upgraded every year during the winter closed period. The family-friendly operation of the hotel continues to attract all ages; many older guests first came as children themselves and now visit with their grandchildren. Guests with pets are also welcomed and encouraged to explore the house and surrounding grounds.

noll House Hotel is set back from the coastline and nestled within the surrounding countryside. The original building boasts a classic 1900s English seaside style that remains today. With white rendered walls set under a hipped and pitched roof, blue shuttered windows and a jettied first floor supported by pillars, the hotel has long characterised Studland Bay. Over the years expansion of the hotel has been supported through several extensions of varying architectural design. To the south, a kitchen and large dining area was provided on the ground floor and guest bedrooms to the first floor. An extension on the north elevation runs east and west and houses the children’s dining room, library, staff accommodation and further guest bedrooms. The basement houses a laundry room. The property also benefits from a health spa including Jacuzzi, sauna, Turkish steam room, 20’ plunge pool, gym and juice bar. Externally there is a heated outdoor pool, tennis courts, adventure playground and 9 hole pitch and putt golf course.

The Grounds The land immediately surrounding the hotel complex is in the ownership of the National Trust, held by the Knoll House Hotel under a lease, and is safeguarded as open land. Open grazing land lies to the south of the site and woodland is located to the west and north sides. The area fronting Ferry Road comprises landscaped gardens with the hotel buildings set back from the road. The golf course and tennis courts are provided to the east on the other side of Ferry Road. The registered freehold title land, edged red on the sale plan overleaf (a small strip on the western side of which is possessory title) and extending to 1.751 ha (4.33 ac) is being offered for sale and, subject to an agreement with the National Trust, the land edged green could also be made available.

The Are a Isle of Purbeck The Isle of Purbeck has plenty to offer visitors of Knoll House Hotel. Poole Harbour is located to the north where you can find restaurants and open air events for entertainment. To the south, the World Heritage Jurassic Coast boasts attractions such as Old Harry Rocks, Dancing Ledge and Lulworth Cove. Knoll House Hotel has been the destination of choice for many notable people over the years. Frequent visitors included Winston Churchill and Enid Blyton who always stayed in room 40 and dined at table 3. It was here that Blyton got the inspiration for Noddy’s Toytown. Trade Knoll House Hotel has been in the same family ownership for approximately 50 years. The business trades from Easter to New Year and the owners’ focus has been on providing family holidays with many longstanding guests returning year after year. As a consequence, trade is naturally orientated towards the Spring and Summer months, particularly school holidays. We believe that the hotel offers a buyer the opportunity to extend and modernise the facilities whilst retaining the ‘family friendly’ feel.

The new owner could also capitalise on the potential food and beverage trade available from the significant day visitor market to the area, as well as conference/function facilities. Accommodation The existing accommodation (all buildings) extends to approximately 72,356 sq ft (GEA). A mixture of family suites and independent double and single rooms make up the accommodation in the main building.
