MOHA BOARD MEETING MINUTES July 13, 2017

Meeting was called to order at 6:30 PM and the Pledge of Allegiance was recited. Board members present: Herb Zabroski, Bob Watson, Ann Ivone, Lou Bartolomeo and Tony Lepordo Herb Zabroski called for corrections or additions to the Agenda. With no revisions, Lou Bartolomeo made a Motion to accept the Agenda; Tony Lepordo seconded the Motion and the Agenda was approved unanimously.

Secretary’s Report - Bob Watson read the Minutes from the May 11, 2017 meeting and there being no revisions, he made a Motion to accept the Minutes; Ann Ivone seconded and the Minutes were approved unanimously.

Treasurer’s Report - Ann Ivone gave the Treasurer’s Report for the period of May 12, 2017 through July 12, 2017. The Checkbook Balance was $46,380.30; Income consisted of $2,084.26 for Assessments and $1,050.00 for Estoppels, bringing Total Income to $3,134.26. Total Expenses for the period were $13,522.14 bringing the remaining balance in the Checking Account to $35,992.42 as of July 12, 2017. The Money Market Account Balance is $73,363.38. We have one CD with a balance at maturity of $31,783.39 and another CD with a balance to date of $25,086.70. CD balances remain the same until they mature. There are 11 homeowners in arrears for Assessments, 2 in Foreclosure, and 2 in inheritance litigation. Lou Bartolomeo made a Motion to approve the Treasurer’s Report; it was seconded by Tony Lepordo and the Motion passed unanimously. President’s Report Herb Zabroski stated he didn’t have a report, but would be working on a Gazette to go to the Homeowners this month. Director’s Report - ACRs - Tony Lepordo • 5534 SW 85th PL - repainting house same color • 5550 SW 85th PL - repainting home to lighter grey • 5578 SW 85th PL - new shingled roof • 5920 SW 88th PL - shed - plans submitted with ACR

Lou Bartolomeo made a Motion to approve the ACRs; the Motion was seconded by Tony Lepordo and the Motion passed unanimously.

Old Business: Community Get to Know Your Neighbor Activity - reported on by Lou Bartolomeo. A date change was made from August to Saturday, September 9 and it will take place at the Flag pole. At this point, there are 70 out of 547 that have responded. A homeowner who was present at the meeting asked to sign up and Lou stated he could take sign ups up until two weeks before the event. The time for the event hasn’t been finalized yet, but signs will be posted and Lou will also contact those that signed up either by phone or email. The event will also be posted in the upcoming Gazette. New Business: Annual Meeting/Election - A committee is needed for the November Board election. Herb reported there will be 5 Director positions that will need to be elected, three for 2 years and two for 1 year. Herb asked for volunteers for this and, as of the meeting, there were none. Candidates’ Bios will be needed by October 5. Herb is going to check to see if we can use Crossroads Church again for the Annual Meeting, for November 14, 15 or 16th. This will be in the Gazette. Tony Ivone asked that information be incorporated into the election packet for the Homeowners to vote on for solar power lights to replace the existing street lights in the Community. Lou Bartolomeo is going to check into the costs for this. Replacement of Light Fixtures Facing the Walls - Lou Bartolomeo stated that he is constantly replacing lights at the entrances due to running constantly and shorts because of water, and proposed LED lights. Ann Ivone asked if solar lights vs. LED lights wouldn’t be a better option for the walls. Lou Bartolomeo stated that there could be damage due to landscaping, people littering and other issues. Lou reported that the cost for the LED lights would be $156.00 each for a total of $936.00 (including new fixtures) for all the walls. Bob Watson asked if a cost analysis could be done for the solar vs. LED and made a Motion to table this subject until a cost analysis could be done; Tony Lepordo seconded the Motion and it passed unanimously. General Spray Treatment for Grass/Beds - (Full service on grass, fertilizer, insecticide, mole crickets, etc.) Lou Bartolomeo reported the beds have a heavy amount of dollar weeds. On 80th and 54th Ct., the beds are infested and weeds are starting to spread on homeowner properties. There is also an abundance of dollar weeds on 82nd and 54th Ct. On 89th Street and 60th, the beds and grass need to be treated. On 60th, the beds in front of the walls at 89th St. (Majestic Oaks’ property) and 86th Place (both sides) would also be treated. The total cost would be $2,043.00 for six treatments. Ann Ivone made a Motion to approve the expenditure, Tony Lepordo seconded the Motion and it passed unanimously. Bob Watson reported a pothole at 59th Terrace and 89th Street in the center of the roads, which had been fixed previously, has opened up again. There’s no water seeping in, so it’s not a sink hole. It needs to be fixed with tar again. Lou Bartolomeo will take care of this. Covenant Violations - Bob Watson reported that he’s been getting calls from homeowners about a property located at 5360 SW 86th Lane which has multiple violations. These include the mailbox needs painting, there are tires stacked alongside the garage, a junk vehicle in the driveway, the front yard is filled with trash and a hockey net and the yard hasn’t been taken care of, the driveway needs cleaning and the roof also needs maintenance. Violation letters are not being accepted. Action needs to be taken on this property.

New Business Continued: Covenant Violations 5360 SW 86th Lane (continued) - Bob made a Motion to turn this over to the Attorney for action since the owner is not complying with the Covenants and refusing letters. Lou stated that more than one Certified letter has been sent and they are being returned. After further discussion, Bob withdrew his Motion and it was decided to assess fines per the letters sent to the owner. The fines can add up and will have to be paid before the property can be sold. If need be, Majestic Oaks can turn this matter over to the Attorney to locate the owner and advise him of the violations, since the actual owner does not live at the property but has a homestead exemption on the property. Lou Bartolomeo reported that the property located at 5596 SW 88th Place has a foot of grass growing up through the driveway, the house needs attention because of mildew. There have been problems with this property since 2008 because they don’t maintain the property. Bob Watson made a Motion for the Attorney to look into both Homeowners’ violations; Lou Bartolomeo seconded the Motion and the Motion passed unanimously. Homeowner Comments/Questions: A question was asked about the property at 5881 SW 86th Place, which is in disrepair and has vines growing all over the house, including the windows. The current ownership of this property is in question due to the death of the owner on record (Roy Hines). Ann Ivone suggested turning this over to the Attorney to learn who owns the property, since the mortgage holder will not release the information to Majestic Oaks.

The next meeting of the Board will be August 10, 2017 at 6:30 pm at Freedom Library.

There being no further business to discuss, a Motion to adjourn was made by Ann Ivone and seconded by Lou Bartolomeo. The meeting was adjourned at 7:25 pm.
