LOCATION The Oak Mountain Tract is set in mid-east Alabama in the southernmost reaches of the Appalachian Range. The terrain in the part of the state consists of rolling hills and has the feel of a small, mountain range. The tract is surrounded on all sides by timberland, both industrial and private. The Tallapoosa River runs just about a mile west of the property and Lake Wedowee (a nearly 10,700 acre reservoir) lies just minutes to the northwest. This reservoir is a popular boating and fishing destination. About 10 miles to the northeast of the property is the town of Wedowee where one can find essential amenities. Roanoke, a small city, is about 15 miles to A view from the access road where Dam Road and Ridge Road intersect. the southeast and has a small public airport, lodging and restaurants.
ACCESS Access to Oak Mountain Tract is provided by County Road 1 (Dam Road) from Wedowee off of Alabama Highway 48. Dam Road comes within a quarter mile of the tract. From there, access is via a decommissioned county road. It appears that the decommissioned road offers access to the property for traditional uses, such as forestry. It is accessible by pickup truck most any time of the year but may require a 4x4 during periods of heavy precipitation. There is just over a quarter mile of frontage along this access.
There is no public power or water on the tract. There is power approximately a half mile from the property. Once on the property, there are two woods roads that provide additional access into the interior portions of the tract. These are currently traversable by ATV. Directions: Heading west on State Road 48 from the town of Wedowee, turn left (south) onto County Road 1 (Dam Road). In approximately 6 miles, Dam Road will turn from asphalt to dirt (at the intersection of County Road 888). Continue south on Dam Road. After about a mile, there will be a split in the road at a large powerline. Take the split to the right which is Ridge Road as labeled on the maps and is the decommissioned county road mentioned previously. Follow Ridge Road for about one quarter of a mile to the property boundary. The first “for sale sign” is 50-60 feet within the tract boundaries.

SITE DESCRIPTION Oak Mountain Tract is well-suited as a long term timber investment and/or recreational retreat. The tract is shaped as a rectangular block. The terrain is rolling and varies from 1151 above sea level (ASL) at the highest ridge to 870 feet ASL in the lowest gully. Approximately 85% of the acreage is suitable for forestry operations with the remainder either along side streams or too steep . Soils are well-drained with low erodibility. The tract’s current makeup is dominated by open mixed hardwood and pine timber with some hard-mast producing species scattered throughout, providing some forage for turkey and deer. Neighboring tracts have significant early successional habitat that provides cover for game.
From this ridge, there are potential views of the area’s landscape.
TIMBER The majority of the tract is a natural, mixed hardwood/pine timber type that is of merchantable size and age. The existing forest resource can continue to be managed as natural stands, especially if recreation or hunting are a primary ownership objectives. Alternatively, portions of the forest are suitable for pine plantation conversion if timber management is a higher ownership goal. The natural stands are ready for harvest, and can then be planted to pine plantations, a more productive use given the market and well-drained soil conditions . Timber data in this report is based on a timber inventory conducted in April of 2014 by F&W Forestry Services, Inc. 48 points were sampled (one plot per 1.6 acres) covering a 264’ x 264’ grid and using a 10factor prism. Sampling statistics are +/-10.5% at the 95% confidence interval. This data reveals the following product volumes depicted to the right.
A mixed hardwood stand with some oak for acorn production.
Combined total commercial per acre volume is 49 tons. Stumpage values were assigned to the volumes by F&W Forestry Services, Inc. in January of 2017, producing a property wide Capital Timber Value (CTV) of $32,900 ($427.27/acre). Our CTV is based on the current timber market. Pine markets have been relatively steady over the past 2-3 years. The hardwood market – in particular hardwood pulpwood – has been subject to more fluctuation. Currently, there is a down cycle for hardwood pulpwood which is expected it to improve toward the end of 2017.

TAX and TITLE INFORMATION The property is currently owned by Robert and Jane Wylie whose deed is recorded in the Randolph County Courthouse in Wedowee, Alabama, in Book 227 Page 51. The property is identified for tax purposes as Parcel 560107350000003.00 with an account number of 79820. Property taxes in 2016 were $377.62.
BOUNDARIES and ACREAGE The property boundaries are painted in either yellow or red boundary marking paint. These markings are readily identifiable and are in good shape. No survey exist that we are aware of. GIS acres were calculated at 76. Deeded acres are 77, so the GIS acreage was adjusted to 77 since they were so close.
