LOCATION The site, previously known as the Sunnyside Office Site, is located in the Urban area of Bridgend immediately west of the Town Centre which lies within an easy 2 to 3 minute walk. DESCRIPTION This prime development site extends to in total approximately 1.36 hectares (3.37 acres) and was the site of the Former Sunnyside Office Development, now in the process of demolition. The site comprises two distinct but relatively flat areas. The largest eastern part of the site, set at a lower level, comprises approximately 1.30 hectares (2.57 acres) in extent with a raised smaller parcel of land forming the western part of the site extending to approximately 0.33 hectares (0.8 acres). There are currently vehicular access points serving the site off Glan Y Parc to the west and Sunnyside to the east. The developer of the site has to provide for a vehicular access to Ty'r Ardd Day Centre located beyond the northern boundary of the site, a property in the ownership of Bridgend County Borough Council. The site is to be offered up as a cleared site ready for development with the benefit of all mains services connected.

PLANNING STATUS The site is located within the designated settlement boundary of Bridgend as defined by Policy PLA1 of the Adopted Local Development Plan (LDP). The site therefore represents an opportunity for a range of development options including residential development, commercial development and community/recreational uses. The property has the benefit of an existing planning consent for a Care Home Development reference: P/15/104/FUL. A full Planning Statement is included in the information pack.
