General Applicant Requirements and Information All applicant(s) must: Have good credit established. Higher deposit may be required if no or poor credit. Have rental history that is in good standing. Have NO judgments, evictions or unlawful detainer actions. Have total household gross income equal to or greater than two and a half times the monthly rent. Any bankruptcies must be discharged with good credit history since the bankruptcy. Any open bankruptcies will be denied for rental. Have current employment of at least 1 year. Provide two recent paystubs or other proof of income. Only verifiable income is allowed. Provide a government issued photo I.D. and a valid social security number and/or verification. An apartment will only be reserved with a paid deposit and completed application(s). Applications must be filled out completely! Any falsified information will result in immediate denial. Co-signers must have income equal or greater to 4 times the rental value, plus good credit. Co-signers name(s) will appear on all documents including the lease. All move-in funds must be either a cashier’s check or money order.
