Project Name: Baywood Hotels – Hilton – Home2 Suites Project Location: Baltimore, MD Project Category: Commercial/Industrial The original hotel was built 1962 and was converted by a new owner into Home2Suites, new from the Hilton Family of Hotels, an all-suite brand of extended stay hotels. The Baltimore city location is the first of this brand in the mid-Atlantic area, in an urban setting, and in a converted building. The 56,500 SF former Tremont hotel building required a complete interior renovation to accommodate the new hotel, bring the building up to code and ADA compliant, and achieve Baltimore City Green Building Standards. The design team achieved Baltimore City Green Building Standards – 2 star rating by reusing 10% of existing interior walls and 100% of exterior walls and windows. The hotel was also retrofit with new stair pressurization system through Dox-plank floor system for existing centrally located egress stair, new plumbing system to all new guest suites, 8 new Rinnia tankless water heaters to serve entire building, all new HVAC equipment for both guest suites and common area, new elevators and elevator equipment in penthouse elevator machine room, and a new sprinkler system. A unique feature of the new systems is 100% outside make up air. Renovations also included new ADA accessible restroom facilities and dining facilities on the first level and new ADA accessible hotel rooms. Existing hotel rooms converted to ADA accessible rooms included new finishes, accessible furniture and closets, and new restroom facilities that provide accessible bath tub, shower, toilet and accessories. The design team developed solutions to provide all new guest suites and maximize the space. The floor to floor heights were very tight, so lighting and ceiling panels were used to increase height perception. The team also designed the HVAC system to run through the concrete rather than take up more space with ductwork. To maintain the Home2 Suites brand, the team added EFIS to the exterior for color and texture, while also including the brand’s “link, beacon, and beam” elements. The street level entrance was improved with a brand new canopy and a continuous louver around the base of the building hides the intake and exhaust systems. Because of its urban location and re-used building the interior finishes are different from the brand standard, demonstrating its unique setting among the other hotels in its brand.
