DESCRIPTION The site is located at the centre of Chesters Farm, a 60 acre livestock farm of Class 3 agricultural land. The site extends in total to approximately 4.3 acres (1.7 ha) and is surrounded by undulating farmland in the vendor’s ownership. The site is accessed via an existing tree-lined driveway however a new access road is proposed which will provide direct access to the site from the main road. The site consists of a group of former agricultural buildings, some of which have now been demolished. The consented scheme involves the conversion of a number of the agricultural buildings with detached garages and gardens provided for each property. Additional land for garden extensions and pony paddocks is available through separate negotiation.
PLANNING The site was originally granted detailed planning consent under reference number 08/00188/FUL and more recently extended under reference number 15/00765/P. A Section 75 Agreement has been entered into with East Lothian Council requiring an Education Contribution of £2,214 per unit and a commuted sum payment in-lieu of on-site affordable housing equivalent to the cost of providing serviced land suitable to accommodate three housing units. The value of which is to be established by the District Valuer and payable in instalments.
