PROJECT OVERVIEW On the banks of the Fraser River, the River District is a rare and unique neighbourhood that consists of 124-acres located in the area formerly known as East Fraserlands in South Vancouver. Upon full build-out, River District will have 10,432 homes with a population of approximately 18,000 residents.

Kerr Street

River District is Vancouver’s last waterfront neighbourhood, the result of an in-depth engagement and planning process that brought together the local neighbourhood with experts in urban design, architecture, landscaping and environmental sustainability to plan a neighbourhood like no other. River District is a cohesive, vibrant neighbourhood with all the necessary amenities, from waterfront access, to a public plaza, shopping, restaurants, community centre, school, and modern residences.

LOCATION River District is located in a historically underserviced

retail

area

of

Southeast

Vancouver. While regional power centres exist in close proximity to the site, there is a gap in the market for community-oriented retail and leisure nodes to serve the growing population within the South Vancouver and Burnaby region. Lack of services in the local trade area and distance from regional competitors makes River District an opportune destination with a primary trade area of approximately 47,372 residents and a daytime population of 35,477 people. In addition to being a retail and leisure destination for surrounding areas, River District will also have the competitive advantage of having approximately 18,000 residents upon complete build-out. The River District will provide a rich mixture of housing types that reflect diverse needs and lifestyles, which will ensure a consistent demand for a wide variety of retail. Residents are able to fulfill everyday shopping needs within a short walking distance.
