LOCATION This immaculate 11,000 square foot custom home on 181 acres is located approximately 30 miles south of Missoula, Montana, home of the University of Montana with a vast array of medical and professional services. Centrally located between Missoula and Hamilton in Montana’s Bitterroot Valley, the property is near the amenities of each while enveloped in its private haven. Missoula International Airport has several major airlines to get you to the ranch: Allegiant, Big Sky, Horizon Air, Northwest, Sky West and United all service the airport. Hamilton, about 20 miles south of the property is the Ravalli County seat and provides many services and eclectic shopping experiences along with a jetport supporting private aircraft.

LOCALE Missoula is located in an old, glacial lakebed, which is now cut by Clark Fork River. The Bitterroot River feeds into the Clark Fork on the Southwest edge of town; the famed Big Blackfoot River meets the Clark Fork just east of town. The University of Montana is here, as is the Northern Region headquarters for the U.S. Forest Service. Retail trade is way up, extractive industries like logging are waning. Just as the university students leave each year, the tourists arrive. Missoula is 3 hours south of Glacier National Park and 3-and-a-half hours west of Yellowstone National Park. It is surrounded by National forests and a handful of wilderness areas. Missoula is dubbed the Garden City for its mild winters relative to the rest of Montana. It's no wonder we're suffering some growing pains: Missoula is a pretty good place to live. Depending on the season, we hike, ski, fish, run rivers and ride mountain bikes. We talk politics and shoot pool. We're also a literate town; it's commonplace to chat with a local author about his or her latest book. (John Updike dubbed Missoula the "Paris of the 90's," a flattering but somewhat gross exaggeration.) Hamilton, Montana is located south of Missoula in the beautiful Bitterroot Valley. This is a wide open valley traversed by US Highway 93 and the Bitterroot River. Hamilton is both a very popular traveler's destination and great place to live. This is a paradise for people who love the outdoors, nature, gardening and community. Hamilton has both the small-town feel of rural Montana, and quick access to city services in nearby Missoula. The Hamilton area is a great recreation area for fishing, hunting, boating and hiking. Vast areas of wilderness abound just to the west of the Bitterroot valley with miles of pristine forest, wildlife and views. The Bitterroot River runs through the valley, close to town, creating favorite hiking trails and picnic areas for residents. The town of Hamilton boasts numerous hunting, fishing and outfitting businesses who can show travelers the best local spots. This magnificent home is near the Stock Farm Club, a beautiful, private, golf-based community near Hamilton, Montana, in the heart of the Bitterroot Valley. Stock Farm is an extraordinary place that has grown into a mature retreat over the past 10 years. Visit once and you'll understand the lure of this special place. GENERAL DESCRIPTION OF THE RANCH Incredible 181 acres, in three parcels, is located on the Bitterroot River with several beautiful ponds. Montana elegance is captured in the 11,000 square foot main residence with split log exterior. There’s plenty of room for guests, caretakers or additional family in the guest house, bunk house and an apartment above the barn.

ACREAGE Embracing the banks of natural and improved warm water springs, one and one-half miles of Bitterroot River and seven ponds, the Rockin’ DK Ranch is part of a corridor of large ranches for the most part whose ownership includes celebrities and CEO’s. Encompassing 181+/- deeded acres in three contiguous parcels, grand views of the Bitterroot Mountain Range, coveted Bitterroot River frontage and magnificent improvements combine to create the ultimate Montana utopia.

IMPROVEMENTS An exclusive entrance takes you from a paved county road into this sanctuary…a sanctuary for not only human creatures but for an incredible abundance of wildlife. The resident waterfowl include mallard duck and Canadian geese as well as many migratory avian species. Whitetail deer, moose and the occasional elk walk the property with a sense of ownership. A crystal-clear blue-ribbon trout stream, the Bitterroot River is host to native species of rainbow, brown, cutthroat and bull trout. Amazing are the structures placed about this fabulous acreage. A gatehouse, a river cottage and a barn with an apartment atop it are sprinkled throughout the grounds while a three-bay oversized garage with attached living quarters are bridged together with the 10,300 square foot main residence. All 11,088 square feet of this home are a showcase of craftsmanship. The colossal 400-ton rock fireplace is the centerpiece rising from the middle of the house by over two stories with two openings and a tree that wraps it. One mantel faces the dining room as lined with a serving buffet & bar and adorned with an enormous circular table with center lazy-susan and 12 accompanying chairs. The opposite mantel warms the environs of the great room and an entertainment area large enough to incorporate several intimate seating alcoves. From the main level the glassed-in balcony of the upper level can be seen, giving an even larger sense of enormity to the height of the home. An elevated kitchen forms an open square with lots of granite countertop workspace outlining the area and has a center island. With the best in modern appliances on hand, to include a Viking range with six burners and a griddle, side-by-side refrigerator, compactor and warming oven, this kitchen is a gourmand’s delight. The master suite wing of this home is poised to overlook the ponds and the Totem Peaks within the Bitterroot Mountain Range as seen from a bay window seat that is cantilevered over the creek. A gas fireplace heats up the ambiance of the evening. In the bathroom a triangular-shaped shower possesses one corner of the room while a whirlpool tub is situated on the opposite wall overlooking one of the outdoor waterways. Two guest suites, one on the main level and one located on the upper level, are identical in design and features to include a sitting area, private deck, gas fireplace, television/entertainment cabinet and personal bathrooms. Created of character logs, the banister and staircase leading to the upper level take pause at a panoramic landing midway before the final ascent to the upper level. For a span of several hundred feet the glass-encased walkway becomes a gallery for art and nature with opposing pond and river views as it bridges the driveway to the garage wing. Across the walkway, still on the upper level, is a stately office with fireplace, television feed, full bathroom with shower, sink, closet, storage and mini bar. A lower level to this home carries the same beautiful rock and tree theme as throughout the balance of the home. Found here is a temperature-controlled wine cellar with a high table sitting area gazing at a wall mural by Patricia Don Diego. Also housed downstairs is a media/theater room complete with a bar, sink, refrigerator and a gas fireplace. The laundry room and maintenance room with sink are also within easy access. Alongside the oversized three-car, gas-heated garage is a separate suite with a fireplace, kitchenette and private outdoor access that could well serve a small family or a children’s caregiver. A barn area includes two buildings, one with several stalls and one for hay/equipment storage. The upper level of the horse barn consists of a complete apartment for guest or staff quarters. Immediately surrounding the barns are paddocks and lush grazing pastures for stock. Nearer to the house is a corral with a weather shelter and a small tack and hay storage building. Just inside the gated entrance into the property is a “gate house”. This updated home has three bedrooms and a bathroom. Another house, a two bedroom, two bathroom accommodation with a loft sits on a bend in the river and is fondly referred to as “fish camp”. Between these residential units and the primary home, the housing assets of the ranch total 11 bedrooms and 13 bathrooms. The potential for usage of this property as a retreat is optimal.

RECREATIONAL OPPORTUNITIES The size and location of this property make it conducive for many recreational activities onsite, while in close proximity are a multitude of Bitterroot National Forest trailheads. Within mere miles in any direction are numerous Forest Service roads and trails that dot the east and west sides of the valley making it easy to trailer horses or snowmobiles to spectacular destinations. Recreationalists will delight in opportunities that include big game rifle and archery hunting, hiking, photography, cross-country skiing and all-terrain vehicle exploration. Endorsed by avid anglers, about a 1.5 mile stretch of Bitterroot River is privately accessed for fishing and floating from this property. Within an hour’s drive are three downhill ski resorts. Two reservoirs in the southern portion of the valley provide fun in the sun for water sports and boating.

WILDLIFE AND FISHERY Located in Southwestern Montana, The Bitterroot is an excellent river consisting of diverse water and quality hatches. Cutthroat, brown, rainbow, and brook trout can all be found in its waters. The Bitterroot is approximately 75 miles long from the junction of the East and West Fork just below Conner to where it meets the Clark Fork near Missoula. The Bitterroot is well known as one of the finest dry fly fishing rivers in the state. The dry fly fishing season begins sometime in March, depending on the weather, and ends in late November. Spring is always blessed with high water that lasts for two to three weeks in late May and early June. This time of year is always good for the trout because of the abundance of food available when rocks are washed along and nymphs uprooted. Once this is over the river returns to its meandering nature and settles in for the summer fun. The first major hatch is the Skwala (stonefly) in March. If the conditions are right the fish will key on the imitation pattern for a full 6 weeks. One pattern to use for the Skwala is a bullet head fly tied with a black egg sack and dark body. The underwing is dark brown or black and the overwing is tied in bullet head style with dark brown premo-deer hair. The fish seem to look for this hatch to begin their yearly feeding habits and with the size of this stonefly they can build bulk fast. The late fishing which continues into November includes patterns such as the October Caddis and Midges. The October Caddis are large and can be fished with an imitator that is size #8 or #10. The Midges on the other hand are from #20 - #24. In between the major hatches include Pale Morning Dun, Blue Winged Olive, Green Drake, Salmon Fly, Golden Stone and several varieties of Caddis. The mayflies are typically sizes 14 - 18 with the exception of the Green Drake.
