FINANCIAL REPORT Strata Council Treasurer, Kara Putnam, reviewed with Members of the Strata Council the Financial Statements for the months of April and May 2011. Following discussion, it was

CORRESPONDENCE The Strata Council reviewed correspondence dated July 27, 2011 from an Owner regarding an egg throwing incident on the property. The Strata Council will look into this matter. The Strata Council reviewed correspondence dated July 26, 2011 from a resident filing a complaint against a neighboring strata lot with respect to a dog residing in the strata lot consistently being left on the balcony for extended periods of time and continuously barking, the occupant of the strata lot allowing dirty water (after cleaning up after their dog) to be discarded over their strata lots balcony and their being two dogs residing in the strata lot. The Strata Council directed the Property Manager to issue a fine against the strata lot for violating the bylaws of the Strata Corporation. One of the dogs currently residing in the strata lot will be requested to be removed within Thirty (30) days after their receipt of the Strata Corporations letter.

COMMITTEE REPORTS a) Building/Security i.) Building Manager Reports The Strata Council reviewed and accepted weekly Resident Manager Reports submitted by Stephen Stewart on events from May 20, 2011 to June 24, 2011. The Resident Manager reported that the contractor on-site performing exterior deficiency repairs advised that the concrete pillars on the townhouse Units have bare concrete on the roof areas and should be coated with a concrete urethane. The Resident Manager will undertake this work. It was reported that two service rooms on the property have signs of attempted forced entry. The Strata Council approved the installation of astragal plates and knob guards on two service room doors. ii.)

Five Year Warranty Review The Strata Council reviewed two proposals for a Common Property Five Year Warranty Review from Morrison Hershfield and RDH Building Engineering Ltd. The Strata Council requested that the Property Manager obtain further information from both firms with respect to their proposals and obtain revised proposals from each firm for the review and consideration of the Strata Council at the next regularly scheduled Strata Council Meeting.

b) Landscape The Strata Council has been satisfied with the work being performed by the Strata Corporation’s Landscaping Maintenance Contractor, Meridian Landscaping Ltd. c) Recreation/Facility Management i.) Steam Room Generator It was reported that contact has been made with a mechanical engineer who specializes in steam rooms to obtain an opinion/recommendation on how the Strata Corporation should proceed with generator replacement. An alternate proposal is expected to be received in time for the review and consideration of the Strata Council at the next regularly scheduled Strata Council Meeting.

NEW BUSINESS a) Westside Property Lighting Chambers Electric has visited the property and will be providing a quotation for the installation of four lamp posts to replace the existing bollard posts on the west side of the property for the consideration of the Strata Council. b) Installation of Fob Reader on Hallway Access Door to the Garbage Room at Tower B The Strata Council reviewed a quotation from Blue Mountain Technologies Inc. for the installation of a Fob Reader on the door accessing the hallway to the Garbage Room in Tower B. The Strata Council directed the Resident Manager to obtain clarification on the quotation provided and report back to the Strata Council in order that they can make an informed decision. c) Domestic Hot Water Boiler Replacement The Strata Council reviewed two proposals for the replacement of a domestic hot water boiler (#4) that has failed. The Strata Council directed the Property Manager to obtain specifics from the contractors with respect to the warranty provided on the replacement boiler and to obtain a third quotation for their review prior to approving the boiler replacement. d) Mechanical Room Noise Complaint The Strata Council reviewed correspondence from an Owner of a townhouse unit regarding noise/vibration from a fire pump and compressor that pressurizes the buildings fire sprinkler system that can be heard in their unit from a mechanical room situated directly below the their townhouse. It was reported that Rich-Tech Industries has inspected the fire pump and compressor and has confirmed that they are in working order. Rich-Tech did note that the bearings on a booster pump in the mechanical room require replacement and will be providing a quotation for this work. A quotation has been received for an elbow and grill to be welded on the exhaust for the fire pump which at present clangs when the fire pump is in operation. The Strata Council has requested an alternate quotation for this work. The Strata Council also awaits a quotation for the relocation of the compressor to the other side of the mechanical room to be installed over sound dampening grommets and the installation of an insulated box over top of the compressor to mitigate noise transfer. A noise and vibration control specialists company has been requested to review the mechanical room for any deficiencies and provide recommendations to help resolve this issue of noise transfer from the mechanical room to the strata lot above. e) Vehicle Towing It was reported that an insurance claim has been filed with the Strata Corporations insurance broker as a result of an Owner’s vehicle being towed from the secured parking area of the Strata Corporation. The vehicle was towed as a resident reported that the vehicle was parked in their parking stall and it being found that the vehicle was not registered with the Strata Corporation. A note was placed on the vehicle for a period of time prior to the vehicle being towed. Subsequently the Owner of the vehicle who is a resident at OMA reported their vehicle missing after returning home from being out of the Country for an extended period of time. The owner of the vehicle later found out that their vehicle had been impounded and then discarded after a registered letter was sent to their strata lot with no response. The insurers for the Strata Corporation have appointed an adjuster to investigate and complete this file. f) Mechanical Equipment Preventative Maintenance Contract Proposals Mechanical Equipment Preventative Maintenance Contract Proposals have been solicited by the Strata Corporation as there have been concerns regarding the level of service being provided by the current Mechanical Contractor.
