Gardner custom builder Dave Pagano is creating very personalized homes on single-city lots in very urban neighborhoods – Highlands, Berkeley, Sloan’s Lake, Platt Park or Old Englewood. Some products he creates for buyers are customized around size and luxury; while others provide value at an attainable price, in places where larger builders could never find the volume to compete. Twenty miles north, G.J. Gardner’s custom builder in Adams County, Bill Anner, is at work on very different situations, often on large sites where he can deliver a large, personalized ranch plan, for a site with size and features that production-home communities never have. “In a market like this one, the key issue is finding the lots,” says Anner. “We often have better resources for searching those out than our customers have; and when we find them, we pounce on them.
