As ranch resales get ‘gobbled up’ by the spring market, tour a new 1,671-square-foot ranch ready at Todd Creek, $419,900
On a Sunday when you could well have abandoned your search for a ranch plan in favor of brunch with the family, Lennar Homes’ Mike DeNuzzi has something to show you at Heritage Todd Creek, the age-55-plus golf community in north Thornton, off E-470 at the Quebec exit. Adding fuel to the ranch fire are the changing demographics of the move-down market. In Todd Creek, where a certain number of residents can buy in at even younger-than-55-years (providing they don’t have school-aged kids), average ages are actually dropping now, as younger buyers catch ranch fever. Some 16 percent of Todd Creek’s sales are now in the age-45-to-55 bracket, many of them still working, while sales to 70-plus-year-olds are down to 6 percent.
“This lifestyle is reaching a younger buyer ready for singlelevel living, but still very much into community activities,” DeNuzzi adds. Todd Creek has a whopping 67 clubs that have been formed by residents, oriented around its 18-hole Arthur Hills golf course and 33,000-square-foot community center, including a club grill. Todd Creek’s community HOA dues, including access to the rec center, actually dropped this year to $125 as the community grows to well past 50 percent of homes that will ever be available there.
