Strategy Corner New Home Sales Reach Two-Year High as U.S. Rates Fall Demand for new U.S. homes rose more than forecast in May, as mortgage rates dropped, bolstering the residential real estate market while other parts of the world's largest economy cool. Purchases climbed to a 369,000 annual rate, the most since April 2010 and up 7.6 percent from the prior month, the Commerce Department reported recently in Washington. The median estimate in a Bloomberg News survey of 67 economists was 347,000. The number of homes on the market held near a record low.

“It's another sign of life in the housing sector,” said Brian Jones, a senior U.S. economist for Societe Generale SA in New York, who forecast a gain to 362,000. “It's consistent with a gradual improvement in activity, but we've got miles go before we get back to normal.” The median sales price increased 5.6% percent from the same month last year, to $234,500, the recent report showed. Prices have climbed on a 12-month basis since February, the best performance in five years.
Fixed Mortgage Rates Match All-time Record Lows MCLEAN, Va., June 28, 2012 /PRNewswire/ -- Freddie Mac (OTC: FMCC) today released the results of its Primary Mortgage Market Survey® (PMMS®), showing average fixed mortgage rates largely unchanged helping to keep homebuyer affordability high for those in the market to purchase or looking to refinance. Both the 30-year fixed and 15-year fixed rate mortgages matched their all-time record lows. 30-year fixed-rate mortgage (FRM) averaged 3.66 percent for the week ending June 28, 2012, the same as last week. Last year at this time, the 30-year FRM averaged 4.51 percent Low borrowing costs are helping to strengthen housing demand as property prices stabilize. Contracts to buy previously owned homes rose 5.9 percent last month, matching a two-year high reached in March, the National Association of Realtors said recently. It is with great sadness I write this month’s newsletter, given the devastation of the fires. I hope all of you are safe and supporting each other to get through this unsettling time. We were very fortunate here in our area, and now can focus on helping others. The real estate market has clearly been affected by the loss of numerous homes and the displacement of so many. Our rental market for the past year has been strong, and the availability of rentals has been limited. Many home owners that have been effected will be in need of a rental in the event they elect to rebuild. Some may choose to purchase an existing home. It is way too soon to know how all of this will affect the market and our city. Either way, we are in need of more inventory.

The stats below will give you a glance at many factors that are important indicators and trends over the past year. It is nice to see an increase in the average sales price. I continue to see inventories for resale homes to be at an all time low and homes in the lower price point are selling faster. The high end market is still seeing a decline in pricing. The foreclosures graph is showing an increase in the number of foreclosures, which was predicted. Rates are still amazingly low! As always, I am here to help, and not just with real estate. I know the recovery process will take time, and I feel confident we will continue to pull together to see that we do.
