President’s Message

I have received a notice from a resident about a vehicle being broken into. I can’t stress enough to all residents that if you have a vehicle outside in the driveway, that you lock the doors to prevent any theft, or someone entering your vehicle illegally. We would like to start out 2017 with more residents being involved in their community. This is not just the Board’s community but everyone’s community and what happens in your community should be important to all the residents. Let’s see more residents come to the Board meetings with positive input for the entire community. We really are interested in what you have to say and we really do need and value your input! In November, we were not able to hold an election due to not having a quorum. For those who are new to HOAs, this means there were not enough homeowners, who are up to date on their assessments present, or by Proxy, to conduct an election. There were three Directors openings and only two candidates (who were current outgoing Board members), so these individuals automatically filled two of those positions, according to Florida statutes. The Board is happy to announce that Tony Lepordo volunteered and was appointed to the Board to fill the 5th Director’s position as of the Board meeting on December 8, 2016. These three positions, as well as the other two Director positions will all become open as of November, 2017. This means you will be electing five (5) Directors to run the business for Majestic Oaks next year. Questions have been asked of the Board about what would happen if nobody stepped up for a Board position when our annual election takes place. The simple truth is, our HOA could be sent into receivership and a state judge would assign an attorney to oversee everything regarding our HOA. If a receiver is appointed, the receiver would have all the powers of the Board and be entitled to receive a salary, plus reimbursements of all costs and attorney’s fees, which are payable from our HOA funds. In addition to other actions, our annual assessments could increase substantially, based on the directives made by the attorney on behalf of the state.

The Gazette December 10, 2016 Page Two We certainly don’t want Majestic Oaks to be handled by the State of Florida. This is why we continually ask for volunteers to step forward to help our community continue to be an HOA that we are all proud to live in. The Covenant Compliance Committee needs volunteers to help make residents aware of violations. If there are enough volunteers, the task is less daunting for each person and more ground can be covered quickly. If at least a dozen people were to sign up, 3 person teams could be created, and the job could take four hours, or less, per month. You do not have to interact with the homeowner that is not in compliance. It’s just a matter of some easy paperwork, turning it in to the President for a signature and mailing. By keeping our properties looking well kept, we can continue to enjoy a beautiful community that holds or increases the value of all the properties. With the upcoming holiday season, please be mindful that children will be out of school. Please slow down (for your own safety as well) and watch for children. Also, please watch out for suspicious activity, as we’ve seen on the news lately, about people taking delivered packages from front door areas. If you see something suspicious, write down the license plate number and call the Sheriff’s office immediately. Finally, in the spirit of the Holiday season, no matter which holiday you and your family celebrate, the Board of Majestic Oaks would like to wish all of you a very safe and Happy Holiday season and the best for 2017! The following information is provided to help residents know whom to contact on the Board for assistance with specific questions or to report a problem within our community. Assessment fees, collections, property liens or estoppels - Information or responses on financial transactions concerning the HOA are handled by the Treasurer. Board contact for these issues is Ann Ivone - 352-237-6259. Architectural Change Request (ACR) - Approval requirements for specific changes, additions or modifications to homeowner’s property. Board contact for questions, assistance and forms submittal is Tony Lepordo - 352-237-9514. The Architectural Change Request form is also available for download from the HOA web site by accessing the Information tab and then clicking on Documents. Landscaping and Common Area Maintenance - Mowing, plantings and vegetation control on HOA common areas, as well as watering, lighting, drainage and gopher control issues on HOA property is handled by the Board. Covenant Compliance & Committee Oversight - Committee is comprised of volunteer homeowners performing property inspections and notifying owners of violations.
