Waiting for a boost from new project Growing traffic from MICE customers and decreasing depreciation boosted profit growth in 2Q17. The improving trend should continue, causing us to retain our view that revenue from both the rental and hotel businesses should continue to support PLAT’s moderate profit growth in 2H17‐1H18. After that, the launch of the new project, “The Market by Platinum”, will significantly boost its profit growth in 4Q18E‐19E. The resilient performance from PLAT’s existing malls and its new project in 18E, which will bring down the PE/EPS growth ratio to merely 0.2x in 19E, cause us to retain our positive view on the stock. Maintain our Buy call. 2Q17 net profit increased 12% YoY PLAT reported 2Q17 net profit of Bt185mn (EPS: Bt0.07), up 12% YoY but flat QoQ. The YoY profit growth was driven by 1) 12% revenue growth and 2) a 106 bps higher gross margin to 62%. The improvement in the gross margin was driven largely by the hotel business (+451 bps YoY to 51.5% from a decrease in depreciation after the end of the useful life of certain assets), while the gross margin from rental and services declined 80 bps YoY to 73.6% from a rise in amortization as a result of completion of the new phase of the R‐Walk project (formerly named “Bangkok Skyline”) in April. Rental & service revenue, accounting for 64% of total revenue, grew 14% YoY (+Bt38mn) on the back of 1) mall’s rental rate rise, 2) a rental area increase (leasing public area from The Platinum Juristic Person since June 2016) and 3) a new project (Neon Night Market) opening in Dec’16. Hotel revenue (the Novotel Platinum), accounting for 19% of total revenue, rose 5% YoY (+Bt4mn) due largely to increasing MICE customers. The 1H17 net profit was Bt371mn, up 8% YoY and accounting for 51% of our full‐year forecast. New project to boost profit from 4Q18E onward Revenue from both the rental and hotel businesses should continue its moderate growth in 2H17‐1H18. Higher room rates and more corporate clients will be the catalysts for the hotel business. Meanwhile, construction progress on its new project “The Market” remains on track, which should enable the firm to launch this project in 4Q18 on schedule. This will boost PLAT’s profit growth in 4Q18E‐19E. We maintain our forecast and our DCF TP of Bt8.60 in 2017.
