Irrigation:

100% irrigated with one (1) 60 hp re-lift located on Bayou Two-Prairie (rated 3,200 gpm) supplies reservoir and underground pipe system (1.5 miles of underground pipe). There are two (2) dry wells on site, which are maintained as registered sites.

Improvements:

4,000 (+/-) square-foot shop building (14’ wall height) with alarm system. Farm improvements are ongoing and numerous including an EQIP plan for an additional reservoir, new re-lift, additional pipe structures with inline gates, and field leveling. Two (2) tons of lime and three (3) tons of chicken litter were applied to the cultivated acres in 2006-2011 and one (1) ton of chicken litter was applied in February 2014. Four (4) focused duck hunting locations with drop pipes and one (1) duck hunting pit blind (located in the bottom of the south field).

Farm Lease:

Annual crop share agreement (term: 1/15/2014 - 12/31/2016) - 80/20 on corn - 75/25 on all other crops - Seller shall have the ability to terminate the lease early if so desired.

2014 Income:

Seller shall retain all income resulting from the 2014 crop and the 2014/15 hunting lease.

Hunting Lease:

Currently a hunting lease is in place for duck and deer hunting, and fishing on the property and the adjoining property to the west. The lease provides $12,000.00 in annual income for both properties. Hunting Lessee shall have hunting privileges associated with the lease through March 1, 2015.

EQIP Contract:

The subject property is enhanced through the approval for participation within two (2) open EQIP (Environmental Quality Incentive Program) contracts. This program is offered through and administered by the Lonoke County NRCS (Natural Resource and Conservation Service) office. Land owners and farm tenants are invited to submit applications for certain land improvement practices on their respective properties. These applications are then scored and weighed based on the perceived benefit, not only to the property, but also as to how these proposed improvements will protect and enhance the environment and protect natural resources. These are highly sought after contracts. As previously mentioned the subject property is a part of two (2) approved contracts, one (1) of which is under amendment. These contracts are property specific, and the obligation conveys with the land and title. The currently approved practices include leveling approximately 138 acres, installing approximately 1,300 linear feet of underground irrigation pipeline, construction of an additional storage water reservoir, pipe structures for water management and an accompanying electric relift. The total cost share benefiting the landowner, subject to amendment, is $122,054.00.
