DIRECTIONS Cross Hands is a village on the A476, 8 miles south-west of Llandeilo. From the south follow the M4 to junction 49 and take the A48 towards Carmarthen. After nearly 1½ miles take the unsigned left turn. Follow the road across the crossroads, reached after a quarter of a mile, and the main access to Ty Gwyn Wood, point F on the sale plan, is on the left after about 400 yards. Those approaching from the north and the A40 should take the A476 from Llandeilo. Proceed through Cross Hands, reached after 8 miles, and stay on the A476 into Tumble. On the south side of Tumble turn left into Gors Road. Stay on the minor road for about 2¼ miles, avoiding the left and right turns and turn right at the crossroads. Please be aware of hazards within the woodland when viewing. DESCRIPTION The wood is planted on former improved pasture with the quality of the land to be expected on a commercial farm – high quality, fertile and drained loams. Elevation ranges from approximately 400 to 525 feet above sea level. A wood full of opportunity, very modern in design and concept. The Sitka spruce at 11 years old shows what the species can do if the humidity and rainfall are optimal. Both the Sitka spruce and Douglas fir will need thinning within the next 3 to 4 years and a purchaser with foresight will want to brash in preparation for selection thinning. The result after 11 years is impressive. Continuing attention to silviculture in future years should ensure Ty Gwyn Wood becomes something special.

Carmarthen 13 miles

The native broadleaved mixtures of oak, ash, silver birch and cherry also have good thinning potential and are capable of optimising the nature conservation aspect and developing as a quality timber crop. The wood is well designed with mown grass tracks and open space bringing extra quality to what is a most desirable wood.

FARM WOODLAND INCOME Purchasers who satisfy the Welsh Assembly’s criteria on farming status may be able to claim the Farm Woodland Premium Scheme (FWPS) payments due to the wood’s owner. If so, the new owner may be able to claim c.£4,400 p.a. in farm woodland income which is payable over the next 4 years. The next payment is due on 1st October 2014. TY GWYN WOOD TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to rollover Capital Gains into the proportion of the purchase price attributable to the value of the land.
