¾ Farm Woodland Premium Scheme income. ¾ Availability of land for further planting of woodland in cherished surroundings, supported by the Forestry Commission’s English Woodland Grant Scheme. ¾ Opportunities to construct ponds or lakes to create further sporting and recreation opportunities. Very few opportunities of such variety and interest come to the English rural market and we thoroughly recommend Wergin’s Bridge Estate.

The right of way marked AB and coloured brown on the sale plan is stoned and provides hard access to the woodland boundary. Internal tracks permit excellent access with four wheel drive to all parts of the property. O.S. 1:50,000 Map 149 Ref. INTRODUCTION The growth of poplar in plantations for commercial timber production has been a tradition in England since the heyday of the great landed estates in Victorian times when the rapid growth and good form of the trees was the main attraction. Specialised growth for the match industry followed, progressing to wider utilisation as a strong general purpose white wood. Whilst the estate is dominated by poplar production, it features other valuable elements to attract the rural investor.

POPLAR GROWING AT WERGIN’S BRIDGE 32.1 hectares of poplar was planted in 1994 and are now well established. 9.6 hectares was planted in 1997. The poplar tree plantation has been managed to a high standard and the trees thinned to allow bigger trees to develop. Further income producing thinnings will be necessary to reach final crop spacing of approximately 8 x 8 metres. Estimated standing volume at maturity in about 18 years should exceed 300 m3/hectare, worth at todays prices approximately £20/tonne at roadside. The Poplar Tree Company can quote terms to continue managing the plantation on behalf of the purchaser in line with good poplar tree silvicultural

practices. Marketing and promotion of poplar wood is being developed by the Poplar Tree Company and Certainly Wood Ltd. A peeling line and sawmill facility has been purchased by these two companies to develop new markets. Further information is available from Mr George Snell of the Poplar Tree Company or Mr William Jackson the forestry manager. About 7 acres in the eastern field has been felled and will be replanted by the vendors before Spring 2008. The trees which have been felled following the recent thinning and which are now stacked near the entrance are specifically excluded from the sale. The banks of the River Lugg are ideal for growing Cricket bat Willows and some trees have been harvested recently. The same number of new willows will be replanted by the vendors. AGRICULTURAL LAND 8.9 hectares. (22.0 acres) of level, highly accessible land uncoloured on the plan was sown to grass in the autumn of 2007 and is now establishing well. Useful silage and hay cuts or pony paddocks could be considered as a means of managing this land for income. The land has been registered for Single Farm Payment and entitlement will be included in the sale. The land on the south side of the river includes a bund and is permanent pastureland. MINERALS A professionally conducted minerals survey dated 2000 made the following projections: - Sand and gravel within the site is in the order of 4m. thick, with some variations across the site. The order of magnitude of the recoverable deposits is likely to be 1 million tonnes. Three gravel pits around Hereford are in operation in 2007, with enough reserves in the system until 2015. Changing energy policies may favour the use of

INCOME The purchaser will receive any payments outstanding under the Farm Woodland Premium Scheme. One agreement produces £8,706 p.a. until 2008 and the other £2,889 p.a. until 2011.
