Area attractions include Legend Rock Petroglyph Site, where petroglyphs and fossils found in the sandstone are close to 2,000 years old and the best preserved fossils in Wyoming; the Owl Creek Mountains, where you can view the towering Washakie Needles and a magnificent 75 foot waterfall; and the Wind River Canyon where one can enjoy fly fishing and white water rafting; or enjoy a drive through Hot Springs State Park where bison, wild burros and deer roam the pastures. The Hot Springs Historical Museum and the Wyoming Dinosaur Center provide the natural and cultural history of the area and many interesting displays such as the original bar used by Butch Cassidy from the Hole in the Wall saloon. Thermopolis is approximately 150 miles from the East Gate of Yellowstone National Park.

The central location provides easy access to major airports such as Cody, Billings, Casper, and Denver. Thermopolis also offers the service of a local airport .
Description of the Ranch The Antelope Rim Ranch is a year-around operation situated in the Owl Creek drainage south of Padlock Rim and north of Blue Ridge in the Owl Creek Mountains. . Flood irrigation is via approximately 5,000 feet of gated pipe (31 sections of 10” pipe and 37 sections of 12” pipe) and alfalfa gates. Approximately 3,900 feet of ditch are concrete; an additional 2,500 feet of ditch could also be concreted. Irrigation rights are from Sliney No. 1 Ditch (Permit #4038), Mountain View Ditch (Permit #2368 enl) and DeWitt Ditch (Permit #1529 (enl), There are four operating wells on the ranch, one of which has produced over 400 gallons per minute. Stock water is provided in two rubber tire water tanks and five automatic stock watering tanks. The ranch is divided into 14 pastures; the fences are in good condition. The carrying capacity of the ranch is owner-rated at 125 animal units; however, due to drought conditions over the past eight years, the owner has reduced the carrying capacity to 75 animal units and limited hay production to only one cutting per season. Historically, the ranch has produced up to 700 tons of hay annually. The annual precipitation, according to the NRCS 30-year average for the area, is between 10” and 12” with a growing season of 110-120 days.
Building Improvements The 1,312 sq. ft. home was remodeled in 1979. Recent updates include new furnace, water heater, dishwasher, water reverse osmosis system and on-demand water softener. Air conditioning and ceiling fans have also been installed. The main level has 2 bedrooms, 1 full bath, a living room, kitchen/dining room and mud room. The basement contains a recreation room, office (or non-compliant bedroom) and mechanical/storage room. There is an oversized, detached two-car garage on the west side of the home. The driveway is well graveled. Other improvements include: a metal shop building, a metal barn/tack shed, and a good set of pipe corrals with a loading chute.
At present, the large on-site commercial building houses a veterinary clinic for large and small animals, including up-to-date boarding facilities for small animals.
Mineral Rights All mineral rights presently owned by the Seller, if any, shall be conveyed to Buyer.
Price The Antelope Rim Ranch is being offered for $1,350,000 (One Million Three Hundred Fifty Thousand Dollars). The Seller shall require an all cash sale. An inventory of equipment available for sale will be provided upon request. Seller reserves the right to effectuate a 1031 tax-deferred exchange according to IRS Regulations. This exchange will not incur any expense or liability on the part of the Buyer.
