2018 Budget Meeting Schedule

Board and Finance Committee review FY2018 budget Five Board members, staff and Finance Committee members had their chance to collectively assess the FY2018 draft budget at a workshop held Thursday evening. This workshop was the third in a series of meetings for different factions of the BCA to review, evaluate and chart the financial course for Brandermill with safety being primary goal. The Finance Committee and staff had met previously to dissect the first draft of the budget that ended after more than four hours of a line-by-line review. Changes from that meeting were presented at the second official meeting of the draft budget by GM Cynthia Wright to the community.

A schedule of remaining meetings can be found to the right. Staff continues to work with vendors and contractors to solidify project numbers as the process progresses. There is a special project list that contains items earmarked from the Reserve Fund but not scheduled for 2018. Management has found these projects crucial to addressing safety and aesthetic concerns in the community. General Manager Wright expressed appreciation to the BCA Board and Committees members for their dedication and commitment to maintaining the financial health of Brandermill.

Reminder to residents about car thefts A resident of Glen Eagles reported to the BCA that their car was stolen, and several others were rifled through earlier this week. Police were notified and at the time of publication, the car has not yet been located. Residents are reminded of the importance of locking their cars and not leaving valuables in view.

Expedited ARB Review The Property Management department continues to evaluate its process and procedures to make the best use of our team’s time and talents. To that end, a process has been developed and approved by the Board to help streamline ARB applications, when possible. If the application falls within certain guidelines, trained staff will have the ability to pre-approve selected applications. This will collapse the timeline for homeowners who wish to make simple or common alterations to the exterior of their home, potentially saving our residents money as they negotiate with contractors on timeframes and availability, and help staff work more efficiently. Of course, we still very much value our dedicated members of the ARB panel, who will continue to evaluate more complex applications and ratify all staff-approved applications. Examples of items for potential expedited review include but may not be limited to: 1. Basic window replacements 2. Gutter installation 3. Commercial banners 4. Roof shingles 5. Driveway transition from gravel to hard surface

6. White, steel, standard garage door 7. Reapplication of expired approvals 8. Siding: white or beige (with site visit only) 9. Standard fences which follow all guidelines Residential Design Standard 2.5.4 states, “The Board of Directors reserves the right to modify, add to, or delete from any specific section of the guidelines by adoption of a written amendment at any regular Board of Directors meeting with providing prior notice.” Article VII of the 3rd Amendment states, “The Architectural Review Board(s) shall from time to time establish rules of procedure for defining the manner of application for approval and shall establish standards for the implementation of the Architectural Standards. Such rules shall be submitted to the Board of Directors for approval.” Staff will evaluate each ARB application on an individual basis and determine whether it falls into the Expedited or Full ARB Review category. It is entirely up to the professional discretion of the Property Management Specialist, in collaboration with the Director of Property Management, to determine the status of each application. Please

Have you noticed the green streamers hanging from trees along the parkways? Maybe a blue dot on a tree here and there? This is not the work of mischievous types but of Arborist, Kate, who has been a key figure in our Tree Maintenance Program for several years. Under Kate’s knowledgeable eye, trees that are diseased, a safety hazard or simply not thriving have been identified and removed. This has resulted not only in a healthier Brandermill forest but has drastically reduced the occurrence of trees falling during storms. The marked trees are part of the BCA late 2017 and 2018 efforts to continue the care of Brandermill’s beautiful and majestic trees.

Website launch Residents have been taking advantage of the new features on the BCA website which launched on Monday. Every day we are seeing residents logging on and setting up their passwords. Staff hopes that residents will find the website more intuitive and easier to use. Many months of work went into the organization and editing of content to have only the most up-to-date information available. Our goal is to keep photographs current and changing with the seasons.
