Board Meeting Recap

Tuesday, September 8 at Brandermill Church   Member  Voice: Mamie  McNeal  (Planters  Wood)  prepared   a  handout  with  comments  related  to  some  of   the  wording  of  the  proposed  changes  to  the   Financial  Policy.    She  suggested  a  few  changes   DVDPDWWHURIFODUL¿FDWLRQWRDYRLGSRWHQWLDO FRQÀLFWDVLWUHODWHVWRWKH)LIWK$PHQGPHQW to  the  BCA  Covenants.   President  Charlie  Davis  asked  for  thoughts   regarding  Mrs.  McNeal’s  recommendations.     It  was  agreed  that  consideration  would  be  giv-­ en  to  each  point.    It  was  also  agreed,  therefore,   that  Item  #7:  Consideration  of  Amendments   to  the  Financial  Policy  should  be  carried  over   to  the  October  10  Board  Meeting.   Reports: President  Charlie  Davis  made  mention  of   an  article  in  the  national  Community  Associa-­ tion  Institute’s  monthly  publication  “Common   Ground”  regarding  abandoned  properties,  as   the  article  discussed  Brandermill’s  efforts  to  

more   effectively   deal   with   such   properties.     Davis  went  on  to  state  that  the  BCA  will  con-­ tinue  to  keep  the  pressure  on  the  current  six   abandoned  properties  in  the  community  to  en-­ sure  that  improvements  eventually  take  place.     Addressing   other   topics,   Davis     announced   that  the  BCA  is  working  with  Virginia  Domin-­ ion  Power  to  replace  the  light  globes  along  the   roadways  in  Brandermill,  such  that  they  have   WKH LQWHUQDO OLJKW UHÀHFWRUV ZKLFK SURGXFH more  directed  light),  similar  to  the  new  lights   along  Genito  Road.    He  also  stated  that  before   winter  the  street  signs  will  be  cleaned.    The   last  item  mentioned  by  Davis  was  the  plan  to   improve  The  Landing  at  Commodore  Pointe.     All  boat/trailer  owners  renting  storage  at  The   Landing  have  been  given  written  notice  of  the   need  to  vacate  the  area  by  October  5,  1015  and   returning  no  sooner  than  November  16,  2015.     continued on page 2

Signs Getting Cleaned

The   cleaning   of   the   street   signs,   stop   signs,   and   neighborhood   signs   has   begun!     We  started  Thursday  morning  in  the  Harbour   Pointe  area  (Zone  1,  same  as  the  brush  pick  up   schedule).    If  you  will  recall,  when  the  brush   pick-­up   program   was   proposed,   it   included   the  residential  pick-­up,  open  space  clean-­up,   AND  the  cleaning  of  the  street  signs.     Typically,  it  takes  2-­3  days  each  week  to   pick   up   the   residential   brush   and   then   we   have  the  other  2-­3  days  to  address  open  space   brush.    However,  twice  a  year  we  will  take   the  latter  2-­3  days  each  week  of  the  month   to  do  sign  cleaning.    In  September  and  again   in  March  or  April  (as  soon  as  the  snow,  sand,   and  salt  are  done!),  a  two-­man  crew  will  be   cleaning  the  signs.    We  use  the  power-­washer   to  wet  down  the  signs,  then  use  a  long  brush   with   cleaning   solution   to   scrub   away   the   grime,  and  then  power-­wash  off  the  suds,  and   then  on  to  the  next  stop.

Community Shred-a-thon Day Residents  are  invited  to  bring  and  dispose   of   confidential   documents   while   showing   support  for  FEED23112.   A  professional  shredding  service  will  be   at  St.  Ledger’s  Pool  parking  lot  on  Saturday,   Oct.   10   from   9   a.m.   until   noon.   Residents   are   asked   to   bring   a   minimum   of   one   non-­ perishable   item   per   box/bag   of   paperwork   brought  to  this  event  for  shredding.  This  is  a   free  event  for  Brandermill  residents  &  busi-­ nesses  only.

)DPLOLHV¿OOHG6XQGD\3DUNRQ6DWXUGD\ September  5  for  the  End  of  Summer  Blast.  A   SHWWLQJ]RR¿VKLQJSRQGIRRGWUXFNVEXEEOH fun  and  games  kept  everyone  entertained  until   the  Diggity  Dudes  began  to  play  their  songs.  

The  Diggity  Dudes  are  a  Richmond  band   that   is   very   popular   with   the   younger   set.     Songs   like   “Don’t   Bite   Your   Buddy”   and   “Dirty  Teeth”  had  everyone  tapping  their  toes   and  singing  along  to  their  catchy  tunes.  

The  fun  ended  early  giving  Brandermill   families  time  to  get  home  and  ready  to  begin   school  the  next  morning.  It  was  sad  to  say   goodbye   to   summer   but   we   ended   it   with   a  blast!

Board Meeting Recap

with   the   Reserve   Specialist   on   September   16th  to  discuss  key  questions  with  regard  to   the  Reserve  Study.    The  reserve  study  sched-­ XOH FDOOV IRU WKH FRPPLWWHH WR SURYLGH ¿QDO recommendations  to  the  Board  in  time  for  the   October  Board  meeting. Community  Manager  John  Bailey  reported   that   the  ARB   received   33   applications   for   home  improvements  in  August  and  that  Prop-­ erty  Management  staff  cited  73  properties  in   33   neighborhoods,   while   also   resolving   94   violations.    Staff  is  also  working  with  VDOT   to  secure  a  perpetual  maintenance  agreement   for   the   Roundabout;;   without   it,   we   are   not   authorized  to  make  necessary  improvements   to  the  landscaping,  which  currently  blocks  a   portion  of  the  sign  from  view.    Staff  is  also   working  to  identify  certain  commercial  prop-­ erties  as  to  whether  or  not  they  are  subject  to   the  Association’s  governing  documents.    To   do  so,  title  searches  are  being  conducted  for   each  property  in  question.        Bailey  went  on  to   state  that  pool  operations  have  ceased  and  all  

the  data  and  statistics  for  the  season  are  now   being  compiled.    In  addition,  the  new  trail  at   Millridge  and  Brandermill  Parkway  should  be   ¿QLVKHGLQWKHQH[WFRXSOHRIZHHNV:HFDQ now  proceed  with  securing  a  new  contract  for   maintenance  work  on  portions  of  the  existing   WUDLOVDVLGHQWL¿HGE\WKH&RPPXQLW\$SSHDU-­ ance  &  Maintenance  Committee  (CAM;;  with   special   thanks   to   committee   member   Jack   Chappell  for  his  “identifying”  bike  rides!) Finance   Committee   Chair   Bob   Gregory   introduced  three  candidates  for  appointment   to  the  Finance  Committee.    The  Board  unani-­ mously   approved   the   following   residents   to   help  with  the  governance  of  the  association’s   ¿QDQFHV  'U -RKQ &DUGHD +LFNRU\ 1XW  Maria  Slowe  (Crosstimbers),  and  Heidi  Bran-­ decker  (Harbourwood). President  Davis  called  for  a  brief  recess  and   then  the  Board  continued  in  Executive  Session   to   discuss   legal,   contractual,   and   personnel   matters.    The  meeting  adjourned  at  9:22  p.m.

During  this  time  the  BCA  will  not  issue  viola-­ tions  for  boats  stored  on  residential  property.     The   Landing   will   be   landscaped,   mulched,   trees  limbed  up,  and  other  maintenance  items   will  be  accomplished.
