Special meeting on pools About 75-100 residents attended a joint meeting of the Community Services and Finance committees on Wednesday, Jan. 18 to discuss options on how to reduce losses of operating the three Brandermill pools. The Brandermill Board had requested input from the members before the joint committee makes a recommendation to the Board. A decision by the Board is expected at its February 6 meeting. About 20 members spoke during Member’s Voice, many of them pool members citing the pools as a primary reason for purchasing a home in the community and opposed to closing any of the pools. A vote of those present showed a preference of balancing the pool budget by raising fees for pool members or instituting a special assessment to be paid for by all members. According to data provided by the BCA, 18 percent of Brandermill residents belonged to the pools last year and 82 percent didn’t. Family pool fees were reduced from $435 in 2013 to a low of $195 last year to drive higher membership. It increased significantly among residents, but the pools reported $108,000 in losses during the three past three years. Board of Directors Meeting Summary The Board of Directors met at the Harbour Pointe Clubhouse, 5710 Promontory Pointe Road, on Tuesday, Jan. 17 at 7 p.m. The agenda was approved and meeting minutes from December 5 were amended to read in item B, line six, “narrowed to 18” and then approved. There were three speakers for Member Voice. 1. John Borden, Bayport Landing is not in favor of Universal Pool Access, submitted BOD reporting from the Village Mill dated 9-8-2008 and stated the 80% membership not using the pools do not want to pay for them. He asked the board when the pools actually made money and Director Pearson stated that in 2011 the pools made $19,000. 2. Jason Livingston, Litchfield Bluff and Long Shadow is in favor of Universal Pool Access and referred to the Master Plan 2008 as a reference to the pools as amenities, and a 22-page

document regarding the percentage of assessment increase that can be accrued. He also stated that when pool membership was reduced to half fee three years ago and daily passes were offered in lieu of membership that resident membership decreased. He also stated that raising resident HOA fees by $75.00 per year would sustain the pools still allowing for non-resident memberships. 3. Mamie McNeal, Planter’s Wood and NRC Chairman requested that the minutes from the November NRC meeting be returned to the website and commented on her position as the NRC chairman and reporting on committee activity. President Charlie Davis welcomed new General Manager, Cynthia Wright. Vice President Greg Pearson reported on the activity of the Communications continued on page 3

possess these professional designations to volunteer…just an objective enthusiasm for the Brandermill community and a willingness and availability to attend monthly meetings. The ARB meets the 2nd and 4th Tuesday afternoon of every month and the Hearing Panel meets the fourth Thursday evening of each month. Thank you for your consideration; if you are unable to volunteer for either of these two committees, we hope you will give some thought to joining another BCA committee that suits your time and talents. Planning Commission green lights Waterford Park Chesterfield County Planning Commission met Tuesday evening and approved the controversial $35 million Waterford Park. The development is proposed to include a large water element for cable skiing and whitewater rafting (note that this is not a pool), boardwalk with restaurants, outdoor concert venue and retail surrounded by nearly 800 homes. The 105-acre site at the corner of Genito Road and Genito Place occupying both sides of the road that leads to the Genito Storage facility. Despite county staff recommendations not to approve the project, the Planning Commission gave it a thumbs up. It is now up to the Board of Supervisors to officially approve the project at their January 25 meeting. With an original opening date of this year, the months long delay in approvals puts construction to begin in 2018.

& Marketing Committee and made the motion to migrate the current website to the ForewardPass platform based on the recommendation of the committee. The new website will allow for a secure member login for paying HOA fees, reserving amenities, voting, making maintenance requests and developing an online residents directory. The Board of Directors will review and approve the new website before it goes live. Treasurer Friedel made the motion to review the website financials before the Finance Committee; the motion did not carry. The motion to move forward with migrating the current website to the ForwardPass platform was seconded by Director Ann Hunt and carried. Director Friedel opposed. Director Gregory commended Director Pearson for the effort of the Communications & Marketing Committee. Gregory reported that as a result of his meeting with the maintenance supervisor at the Country Club, a joint effort with BCA Maintenance staff cleanup of Fairway 1 and Brandermill Parkway would be completed by March 1. Cleanup will include limbing up trees and removing dead trees. Treasurer Bob Friedel also commended the efforts of the

Communications & Marketing Committee and reported on the status of the pools by stating that two out of three are in disrepair and unusable, offering that the Finance Committee will see this current situation to determine the long range plans for all three pools. Director Frances Hillman reported on the Self Help policy to clarify its intended use was in regard for foreclosed and abandoned properties. President Davis stated more clarification is forthcoming. General Manager Cynthia Wright reported that having completed two weeks she found staff to be helpful and friendly. She stated that Al Raimo had been helpful in bringing her current with member services and ARB policies. President Davis made an announcement about the upcoming community meeting regarding the future of the Brandermill pools to be held Wednesday, Jan. 18, 7 p.m. at the Brandermill Church. The meeting will be co-hosted by the Finance and Community Services Committees. Director Hillman made to motion to enter into Executive Session; the motion was carried unanimously. The meeting was adjourned at 8 p.m.

Don’t be fooled by unscrupulous contractors Residents are reminded that you should know the people that you employ for all home repair and yard work projects. Be wary of people that just “show up” and offer to do yard work or home repairs. They may offer cheaper prices but will often perform a less than stellar job. Also, if you receive a business card, provide this information to the BCA office as we have had success in the past contacting them and discouraging them from conducting this type of door-todoor sales in Brandermill.
