The ranch headquarters is located in the northeast corner of the Ranch. Located at this site is a moderate three bedroom, one bathroom manager’s home. The pipe corrals located here are well-suited for doctoring as well as working and shipping cattle. There are 2 sorting pens, 6 holding pens with 3 connected to a shelter and 3 larger pens. GENERAL DESCRIPTION: The Caddoa Creek Ranch is a well balanced ranch operation consisting of flat and rolling pastures as well as rocky-sided draws with large bottom meadows along Caddoa Creek. Caddoa Creek runs through the ranch for approximately 6 miles, offers a drainage area filled with rocky ridges and hillsides with meadows along its banks. LEASE ACRES: Caddoa Creek Ranch combines its deeded acres with both State and Private Lease lands, which are situated throughout the ranch. This aids in the protection of the lease holdings. The State Lease lands are currently leased at $8.29 per animal unit month (AUM), with 612 AUM allowed by the State lands. The Private Lease cost ranges from $1 to $3 per acre. The seller has purchased several acres of Private Lease land to add to the assessed acres as it has become available.

WATER: The main sources on the ranch are four submersible well pumps. The wells are connected to two separate pipeline systems, that serve 33 livestock tanks. The number of tanks served by each well is determined by well capacity and controlled

by valves. In addition to this pipeline system, there are several natural springs and several dirt ponds throughout and a few wind driven watering systems. A separate submersible water pump is dedicated to the house and improvements.

WILDLIFE: Caddoa Creek Ranch is home to a sizeable population of quail, mule deer and antelope.
