DIRECTIONS Travelling west on the A40 leave the main road at the roundabout signed for St Clears. At the traffic lights continue straight on and take the left hand turn signed Station Road; Natwest Bank is on the opposite corner. Stay on this road (B4299) and continue through the village of Meidrim for approximately another one and three quarter miles. Take the left hand turn signed Gellywen and continue along this road. Please be aware of hazards within the woodland when viewing. DESCRIPTION Located to the east of the Afon Cynin, Coed Bwlch y Gwynt is predominantly coniferous commercial woodland. The history of the locality is well documented with Norman influences and settlements still visible today. The wood has a pleasant feel to it and sits in a quiet and secluded valley. The vista from the top of the wood is excellent and the tranquillity is admirable. Access is directly from the county highway and the wood benefits from a well-made stone track with a substantial turning and stacking area. There is a wide, well-made stone track running the length of the wood. Access to the southern block (compartment 3) is from the north through a gate at point C on the sale plan. This gate allows access to a farm track sloping gently upward. The outlying compartment is on the right of this track after approximately 50 yards. The woodland is stocked with a mix of Douglas fir, Sitka spruce, mature ash and young mixed broadleaves. Following the felling of some areas of larch an extensive restocking project was completed. The success of the 2011 restocking is acceptable and there is a promise of a good quality crop going forward.

The remaining mature Douglas fir and Sitka spruce have been thinned and there is further income possible from future thinning and felling, subject to felling licence approval. Coed Bwlch Y Gwynt is designated by the Countryside Council for Wales as a Plantation on an Ancient Woodland Site (PAWS) as shown on the Natural Resources Wales Land Information Search map. This designation indicates the land has been under continuous tree cover since at least 1600 AD but where the former tree cover has been replaced, often with non-native trees. The topography of both blocks of woodland is sloped but, as shown by the recent felling and restocking, is perfectly manageable. Overall this wood offers a reasonable mix of crops and the opportunity for a new owner to work the site and optimise the value of their investment.

Timber sales are free of all Income Tax and do not attract Capital Gains Tax.
