Location / Description The site occupies a prominent position on the north side of Pier Road, opposite the approach road to Woolwich Ferry Pier. The site is bounded to the west by Store Road. To the immediate north is Store Road Pumping Station and to the east is a bus terminus and the entrance to the Woolwich Foot Tunnel under the river.

The Royal Docks is witnessing significant regeneration and investment. There are proposals for 7 million sq ft of new development at Silvertown Quays, Oxley Holdings and Ballymore are constructing 3,385 homes at Royal Wharf and the Asian Business Port on Royal Albert Dock is predicted to generate 20,000 new jobs.

The site extends to approximately 0.36 hectares (0.9 acres) and is largely overgrown with vegetation and an area of hardstanding at the north west corner.

Planning

The site is well served by public transport with King George V Docklands Light Railway Station approximately 0.4 kilometres (0.25 miles) to the north east. The DLR serves Canary Wharf (19 minutes) and Bank (24 minutes). Woolwich Arsenal is one stop east, from which Crossrail services are scheduled to run from 2018. London City Airport is one stop west on the DLR. The site is directly opposite North Woolwich Pier for the Woolwich Ferry which operates a two ferry service from 6.10am – 8pm Monday to Friday (approx every 5-10mins) and a one boat service at weekends running from 6.10am – 8pm on Saturdays and 11.30am – 7.30pm on Sundays. The service connects the North and South Circular roads and can be used by pedestrians. Pedestrians can also cross the river using the Woolwich Foot Tunnel which is approximately 100m east of the site. Buses to Stratford, Canning Town and Manor Park depart from the terminus immediately east of the site.

The site is located within the London Borough of Newham. The vendor has entered into a Planning Performance Agreement for proposals to redevelop the site for residential use. The process has established that the principle of residential use on the site is acceptable and an indicative scheme for 107 residential units extending to a total of c.135,000 sq ft GIA has been consulted on with LB Newham.
