SINGLE FAMILY CONVERSION OPPORTUNITY

25’ Wide Historic Carriage House

180 East 73rd Street

New York, New York 10021

Located on the landmarked block between Lexington and Third Avenue, 180 East 73rd Street is one of the distinguished few carriage houses to survive into the 21st century. The property is a vacant 3-story, 25 foot wide carriage house containing approximately 9,450 square feet (including below grade space). Benefits of the property include an elevator, additional air rights, ample ceiling heights and the rare and sought after curb cut. These unique and desirable features present the opportunity to create a one of a kind single family home. No. 180 was designed by William Schickel & Co. and built in 1890 for Max Nathan, president of Nathan & Co., a manufacturer of railroad equipment. The home was designed in a transitional Romanesque Revival/neoRenaissance style that was commonly found in the late 19th century. The collection of carriage houses on the block is truly a rare find, which gives a glimpse into the elegant lifestyle of old New York in the late 19th and early 20th centuries. As transportation shifted away from horse-drawn carriages in the early to mid-20th century many of the existing carriage houses were demolished, with only a few surviving. The building at No. 180 was designed in a form characteristic of contemporary carriage houses with a stone ground floor with heavy Romanesque Revival style blocks of rock-faced limestone and brick upper stories. The original central vehicular entrance had been transformed into a doorway and show window for commercial purposes in the 1960’s. Other than the central entrance alteration the building has remained true to its original architectural form, and is one of the prime carriage houses that gives East 73rd Street, between Lexington and Third Avenues, its distinct character. Due to its large open layouts, No. 180 presents an opportunity to convert a historic piece of New York to a spacious single family residence on one of the most sought after blocks in Manhattan. *Information derived from Landmarks Preservation Commission Report
