RE: INSPECTION AT VACATING PREMISES: ON THE |to be confirmed| According to your lease agreement 4.1. INSPECTION OF THE PREMISES 4.1.1.

The Tenant and the Agent/Landlord will inspect the Premises together, before the Tenant moves in to see if there are any damages. Should the Tenant fail to attend the inspection at the agreed time and date he/she shall be deemed to have acknowledged that no such defect exists and that the premises are delivered to him in good order and condition. The Tenant shall advice the Agent within 7 days after having taken occupation of any structural defects (defects in the premises itself) or of any keys, locks, windows and electrical installation and fittings, which are defective, broken or missing. If notice are not given within the 7 days after the Tenant has taken occupation the premises will be deemed to be in good order and all keys, locks, windows, electrical fittings and installations will be deemed to be present and accounted for and in a good workable condition. The purpose of the notice is only to record the condition and state of repair in which the Tenant has taken occupation of the premises and goods. A list of damages, if any, will be written down on a prescribed “Rental Premises Checklist,” that will be attached to this Lease. This inspection is free of any charge to the Tenant. Before the expiration of the Lease, Chas Everitt Property Rentals shall arrange a joint inspection of the Premises at a mutually agreed time to take place not less than 3 days prior to expiry in order to ascertain if any damages exist and giving opportunity to the Tenant to rectify prior to expiry. When the Lease ends, the Tenant and the Agent/Landlord will inspect the Premises together, to see if there were any damages caused to the Premises or furniture (if the Premises contained the Landlord’s furniture) while the Tenant stayed there. An admin & inspection fee of R385,00 (Three hundred and Eighty Five rand) is payable to Chas Everitt Property Rentals by the Tenant, prior to the inspection taking place, alternatively, in the event of non-payment, Chas Everitt Property Rentals will be allowed to deduct such fee from the Tenant’s deposit. If the Tenant does not come to the inspection even when asked by the Agent/Landlord, the Agent/Landlord will inspect the Premises without the Tenant to see if there were any damages and Chas Everitt Property Rentals will be allowed to deduct any money from the Tenant’s deposit and pay the Tenant whatever is left. This will be done within a period of 30 (thirty) days after the Agent has done this inspection or after the damages have been repaired. A penalty fee of R500 (Five Hundred Rand) will be charged if the tenant has not completely vacated the Premises at 12h00 noon on the last day of the month. Should the Tenant fail to be ready for inspection on a confirmed appointment date and time and the agent must return to do the inspection a penalty fee of R250 (Two Hundred and Fifty Rand) will be charged per additional visit from the Agent. The Tenant must confirm in writing after receiving the “Vacate Tenant - Inspection Arrangement Letter” the date and time for the inspection keeping in mind that the inspection must be done before or by 12h00 noon the latest on the last day of the month. All the tenant’s furniture and possessions must be removed from the Premises and the premises, all the maintenance done at the Premises to the satisfactory of the Agent in line with the incoming inspection before the final inspection can be done. Should any maintenance be outstanding it will be done by the Agent’s Handy Man and the Tenant will pay for all such repairs, cleaning or removal that was due to his/her doing.

For the sake of good housekeeping: The following arrangements: 1 Contact Karen – 083 678 683 3 for an appointment to do the inspection, ALL furniture and goods must be removed from the premises in other words the property should be empty and clean. 2 Standard deductions on deposit: Admin & Inspection fee: according to contract 3 To avoid any further costs please see to the following:  All windows, walls and doors must be clean  Walls must be free of any holes, marks or hanging devices and no paint needed.  Oven and cupboards cleaned  Yard clean  All globes in working order  Windows must be cleaned  No electrical, plumbing or other defaults  Outstanding water & electricity proof that account is paid in full plus two months in advance  Outstanding rental if any is paid.  As per signed contract paragraph 4.11.2. : When the lease ends because of the Tenant leaving, or the Landlord ending the Lease, have the carpets cleaned by a professional carpet cleaning company at his/her own cost. If the Landlord is not satisfied with the cleaning, Polokwane Chas Everitt 232 PTY LTD may deduct that cost from the Tenant’s deposit to pay for such cleaning to be done by somebody else; 4 Should you not be present with the inspection, it will be regarded that you agree to all the deductions that will be done on your deposit for defects found as per Rental Act 50 of 1999 A pre-inspection of the property was done on 20 January 2016. According to the inspection the following maintenance need to be attended to: Garden: grass need to be replanted, garden walls need to be repainted Lounge: globes not working Kitchen: 1 x fluorescent light to be replaced, 1 x cupboard shelve skew Family Bathroom: 1 x down lighter need to be replaced Main Bathroom: ceiling, cornice and walls to be repainted as there are mildew on, shower to be Cleaned Main Bedroom: key for door to be replaced, globes to be replaced Garage: marks on walls to be cleaned or repainted Note that this is not a final list of maintenance that need to be attended to, at the property. A final outgoing inspection still need to be done, on the day that you vacate the property. You will be informed as
