Description of the Land LOCATION: The property is located on the east side of County Road 239 about 1/2 mile north of FM 102 and about 2.5 miles west of US Highway 59 at the city of Wharton, Wharton County, Texas. TERRAIN: It has basically level, open terrain, except that on the north end of the property the bed of Caney Creek meanders through the property. Caney Creek in this area consists of a series of wet weather lakes created by earthen dams with spillover pipes. SHAPE: The property is basically rectangular in shape. UTILITIES: Telephone serves is provided by SW Bell and electrical service is provided by Center Point. FLOOD PLAIN: The property is primarily out of the 100-year flood plain, except for the portion associated with the creek bed of Caney Creek. SOILS: The primary soil type is Norwood silty loam (commonly referred to as "Caney Soil" in the Wharton area).
