Basement/Crawlspace Page 9 Item: 3 Structure / Framing • The sill beam is on an outward angle along the eastern wall this appears to be pushing the exterior wall which is indicated by bowing on the first floor wall behind the baseboard heat near the the stairs to the second floor. The eastern wall in the living room has a similar bow and a large depression in the floor which may indicate addition structural problems. This area is not accessible which would make further evaluation and repair more difficult. There are floor joists separating from the beam located behind the water heater. An additional support beam and posts is recommended. Call us after you have reviewed your report, so we can go over any questions you may have. Remember, when the inspection is completed and the report is delivered, we are still available to you for any questions you may have, throughout the entire closing process. Properties being inspected do not "Pass" or "Fail.” - The following report is based on an inspection of the visible portion of the structure; inspection may be limited by vegetation and possessions. Depending upon the age of the property, some items like GFI outlets may not be installed; this report will focus on safety and function, not current code. This report identifies specific noncode, non-cosmetic concerns that the inspector feels may need further investigation or repair. For your safety and liability purposes, we recommend that licensed contractors evaluate and repair any critical concerns and defects. Note that this report is a snapshot in time. We recommend that you or your representative carry out a final walk-through inspection immediately before closing to check the condition of the property, using this report as a guide. 1. General Comments Observations: • The home was older and may not meet many generally accepted current building standards. Older homes are inspected within the context of the time period in which they were built, taking into account the generally accepted building practices of that time period. The Inspection Report will comment on unsafe conditions, but problems will be described as defects at the Inspector’s discretion. Homes are not required to be constantly upgraded to comply with newly enacted building codes but are only required to comply with building codes or generally accepted standards which existed at the time of original construction.

Roof observations Materials: • Three tab asphalt shingles Age estimate: 15 + years Observations: • Ridge vent is present • Soffit vents are present • Gable vents are present • Cracked shingles • The roof appeared functional at the time of the inspection • Lichens are present - Moss and lichens are more than a cosmetic issue on many kinds of roofing materials - asphalt shingles, roll roofing, wood shingle roofs, wood shake roofs. By holding moisture against the roof surface lichens but more so moss speed the wear of the asphalt shingle surface in freezing climates by increasing frost damage to the mineral granule coating on the shingles. Consulting with a qualified contractor for removal recommendations is advised.

Proper gutter installation and maintenance also has a significant impact on water damage to the building particularly the foundation and basement. Water should be diverted away from the structure using extensions on the downspouts. Gutters should always be clear of leaves and other debris, cleaning gutters should be part of an ongoing maintenance routine. Observations: • I Recommend installing gutters 9. 10. Landscaping / House contact Grade: • Lot grading and drainage have a significant impact on the building, simply because of the direct and indirect damage that moisture can have on the foundation. It is very important, therefore, that surface runoff water be adequately diverted away from the home. Lot grading should slope away and fall a minimum of one (1) inch every foot for a distance of six (6) feet around the perimeter of the building. • Large trees near the house have branches which overhang the home.. Significant weakening of large branches by conditions such as core decay may not be visible by persons without special training. Consider having these trees evaluated by a qualified arborist. Evaluating trees lies beyond the scope of the general Home Inspection. Observations: • Level grade. • Recommend additional backfill

Electrical Electrical standards and codes have evolved over the years and home electrical systems and their components are required to comply only with codes which were in effect at the time the home was built or the additional work was performed. A Home Inspector’s concern with electrical systems is not code compliance but the degree to which the installed electrical system safely provides for the electrical requirements of the home. The home inspector’s concern will be commenting on safety and system defects, not code violations. Some conditions commented upon may not be code violations and some code violations may not be commented upon. If in the opinion of the Inspector, the installed electrical system or any of its components is failing or may fail to safely provide for the electrical requirements of the home, the Inspector will recommend evaluation and/or correction by a qualified electrical contractor. You should consider replacing the current detectors to ensure their functionality and installing them where missing.

DWV

In modern plumbing, a drain-waste-vent (or DWV) is part of a system that removes sewage and greywater from a building and regulates air pressure in the waste-system pipes, facilitating flow. Waste is produced at fixtures such as toilets, sinks and showers, and exits the fixtures through a trap, a dipped section of pipe that always contains water. All fixtures must contain traps to prevent sewer gases from leaking into the house. Through traps, all fixtures are connected to waste lines, which in turn take the waste to a soil stack, or soil vent pipe. At the building drain system's lowest point, the drain-waste vent is attached, and rises (usually inside a wall) to and out of the roof. Waste is removed from the building through the building drain and taken to a sewage line, which leads to a septic system or a public sewer. A special device that is intended for the protection of personnel by de-energizing a circuit, capable of opening the circuit when even a small amount of current is flowing through the grounding system. When aging mortar joints crack and disintegrate, the defective mortar is removed by hand or power tool and replaced with fresh mortar, this maintenance item is referred to as pointing
