LOCATION: Alder Gulch Ranch is located 12 miles southwest of Sheridan, WY, or 5 miles west of Big Horn, WY. The Bighorn National Forest is about 2 ½ miles southwest of the ranch. The land between the ranch and the Bighorn National Forest, on the west and south, has no visible improvements, and is controlled by the Nature Conservatory.

Jack Fence & Bighorns SERVICES: Sheridan, population 16,000+/-, is a hub of western culture: King Ropes, Sheridan WYO Rodeo, Powder Horn Golf Course (27 hole), Kendrick Golf Course (18 hole), Big Horn Equestrian Center (oldest polo club in the country), and many others. WILDLIFE: Trophy whitetail deer, mule deer, antelope, pheasants, turkeys, and sand hill cranes call Alder Gulch Ranch home. Elk come out of the high country and feed here. The ranch currently raises grass hay, but crops like alfalfa would really entice the big game.

FISHING: Alder Gulch and Andrew’s Draw flow yearlong on the ranch. With the existing water rights, this would be a great site for a trout pond. Andrew’s Gulch once had a dam. A calf once fell through the ice, and later the Seller took out the dam. Andrew’s Gulch WATER: The Big Goose and Beaver Creek Canal passes through the ranch, and gravity feeds 410 acres with irrigation water. The ditch has 1885 Territorial water rights, and supplies reliable water for about $1.25/acre. Wyoming water law states 70 acres of land are appropriated 1 cubic foot/second (CSF).
