Hours and Amounts of Work: Monday through Friday Eight hours per day Subject to emergency call General Duties: Establishes and maintains standards of maintenance, cleanliness, safety, efficiency and appearance in all areas of the buildings and grounds. Standards are determined in cooperation with individual building principals and the Director of Business/Operations Inspects and maintains fire alarm and extinguisher systems according to standards established by the Life Safety Codes of the Fire Marshall of the State of Kansas. Inspects equipment and facilities for compliance with reasonable and appropriate rules, regulations, and specification of the State Fire Marshall, Department of Human Resources, EPA and district insurance carriers Primary responsibility for the custodial work in the elementary and middle school buildings Responsible for the repair or replacement of all equipment as to maintain all equipment in efficient, safe and economical working condition Provides necessary electrical, light fixtures, plumbing, painting, and routine maintenance for the physical plant and grounds Provides schedules for summer cleaning Schedules and supervises setup, supervision, and clean-up of buildings and facilities for special school and/or community events held in school buildings Supervises maintenance, grounds, and elementary and middle school custodial personnel Supervises the security of facilities, including the lock systems, at all times Works directly and cooperatively with the Buildings and Grounds Supervisor at the high school Other duties as assigned by the Director of Business/Operations Revised July, 2013
Personnel: Determines hours, work schedules and general performance requirements of all elementary and middle school custodians and the groundskeeper(s) Recommends the retention or dismissal of all personnel within the department according to documented records of performance Provides continuous training for all personnel within the department Holds regular meetings to resolve problems and discuss concerns Recommends pay rates for personnel under his/her supervision Recommends the hiring of new custodial staff to the Director of Business/Operations Signs all time sheets and authorizes in advance all overtime and extra duty hours Supervises the duties and evaluates the performance of all personnel within the department Works cooperatively with building principals in establishing work schedules and housekeeping routines for building custodians Business Management: Maintain current inventories of all supplies and equipment used for housekeeping, grounds, and maintenance Purchases all supplies and equipment as needed and according to adopted district budget and policies Recommends an annual budget for maintenance of physical plant Solicits bids on custodial supplies and submits them to the Director of Business/Operations for action Submits an annual budget for cleaning, grounds and maintenance supplies Submits an annual budget for maintenance, housekeeping and grounds equipment Professional Qualifications: AHERA training Refrigerant Recovery Certification with HVAC knowledge and experience Professional Development: Participates in local staff development and training activities as appropriate Participates in state, regional, and national development and training activities as appropriate Maintains active participation in regional and state level organizations of maintenance personnel Revised July, 2013
