The design challenge for this multifamily project demanded a punch window system that could stand up to the Nor thwest’s rainy climate without water intrusion. And meet the developer’s energy-efficiency requirements more cost-effectively than aluminum.

In the heart of Portland’s Pearl District lies Burlington Apartments, a 245,000-square-foot, 10-story apartment building. It mixes streetlevel retail stores with luxury apartments above. The architect team integrated large windows into the design to provide more natural light and views for the residents. The project was first specified with an aluminum glazing system in an effort to meet stringent AAMA 547 water infiltration testing, but it lacked that “Northwest look.” “The building’s developer wanted a traditional feel that would fit in well with the architecture of the early Pearl District when it was mostly warehouses and a railroad yard,” said Kevin Sauser, AIA, with Portland’s Ankrom Moisan Associated Architects. Pella’s natural wood interior and aluminum-clad exterior offered that combination of Pearl aesthetics with a window system that could pass the tough water infiltration test requirements. Water intrusion was an enormous concern. Pella designed a rainscreen system in which the brick cladding, exterior sealant, receptor and window form the rainscreen, while the integration of the weather-resistive barrier and interior seal serves as the air barrier. The airspace between the two allows for pressure equalization. If water gets in at the head or jambs, it drops to the sill and exits via the subsill. Pella Architect Series windows, ®

apartments, together with the Pella Commercial doors and fixed windows for the building’s storefronts, achieved the building’s desired look. Another goal for the building was to meet the performance specifications for energy efficiency established in the Commercial Windows Initiative (CWI). The originally specified aluminum system had a U-factor of 0.54 on the apartment windows, and even lessefficient storefront and penthouse glazing. “Pella has a really good Architectural Support Services department,” said Bart Dickson, project manager for Hoffman Construction, one of the largest general contractors in the United States. Hoffman installed the Pella windows and ®
doors in Burlington Apartments. According to Dickson, the windows and doors could be installed before or after the brick was applied to the building, contributing to the building’s completion more than two months early. “Pella delivers well,” said Dickson. “And the products are beautiful.”
